One year ago this month, I began assisting through my church with an outreach program to disadvantaged kids in east Austin called Project Intercept.  As a major football fan myself, I can relate to the concept of an interception, believe me.  Project Intercept seeks to break the cycle of poverty by providing kids with positive adult role models and an environment of acceptance and support.  The kids that I work with live in the Coronado Hills goverment housing project.  I wrote a little about my experiences in a previous blog here:Giving of your time, talents, and treasures  Once a month, I help out by picking up a group of school-age kids (age 6-12) and transporting them to an afternoon of games, songs, and Bible study.  Today we had our gathering, so I headed out at around 10AM to get...

I just learned  about  Mr. Wittman and thought I would share his information with you.  He is a local Austin  architect who has done some wonderful projects, one of which is a fabulous home in Westlake Hills  (just a few miles from downtown Austin)  called SOARING WINDS.  The home is  stunning and you can see a picture of it on his website at www.winnwittman.com  where you can learn more about Mr. Wittman and his projects.  I have been told that Soaring Winds has some green build components to it.  The insulation in the house is made from recycled newspaper,  there is a window film on the windows that blocks much of the UV / sunlight - heat from the house.  It has a natural air flow system that vents thru a stairwell moving air up and out, and  a rain water collection system.  I have no...

House rolls out!Posted September 11th, 2007 by The Team After months of toiling indoors, we finally gave birth to our 15 ton baby and rolled the BLOOMhouse out onto the tarmac. Now for an event like this - we needed some help - so we asked our neighbors - and called out the National Guard. Unfortunately, their truck was too big. So the nice guys next door at FilmFleet helped us roll the house out. With a flat-nosed big rig attached to the front, I can't help but make the Optimus Prime comparison. This home will sit in one of the tredest communities in downtown Austin you can check it out at www.muelleraustin.com Should be fun to go take a look at. Even better to learn how to use Solar energy in our everyday lives.

When I was a small boy, 9 years old, my family was traveling on summer vacation and we stopped at a campground that had a huge pool with a high dive. It was 1972. There were a ton of older kids lined up to jump and dive off the high dive into the pool. I had never made such a leap but wanted to try, so I put on my swim trunks and got in line. After reaching the top of the board, and walking to the end, it looked much higher than it had from the ground. I became scared and didn't want to do it anymore. I turned to head back down the ladder, but the other kids were lined all the way up the ladder, waiting. The next kid in line, a fat red-cheeked bully-looking type, stood at the top staring me down. He said, matter of fact, "you can't go back, you have to jump". I was paralyzed and frighten...

Almost every day when I run into someone that knows me as a Real Estate Broker in Austin, the same questions come up. How is the market doing and do you think now is a good time to sell a home? My answer is always the same. Austin is still strong and even though our home sales are down from the previous record breaking years, our average prices are not really falling. When you have had the record breaking years of home sales in Austin that we have for the last few, it is only logical that everything going on nationally and in the mortgage industry is going to affect our market here. One difference with our strong market over the last few years is we have not seen some of the outrageous percentage increases in average sales prices that a lot of markets experienced. Austin real estate has...

Tips for Borrowers Shopping for a LoanTo see entire article this blog references please click here! How and when do you shop for a lender?  And, what are all the fees?  It's really easier than it looks.First off, get pre-approved with one lender to start with and once you are under contract to purchase a property then get two other estimates (Good Faith Estimates or GFE's).  Make sure the get the GFE's on the same day, around the same time of day because rates fluctuate throughout the day and compare apples to apples.  Meaning make sure all three GFE's are based on the same terms, for example a 30 year fixed rate, 20% downpayment and borrowing $200,000.  It doesn't do you any good if one lender is providing a GFE to you based on $250,000 loan on an ARM (Adjustable Rate Mortgage) and an...

It's pretty well know that Austin and Central Texas has a lot of cool places you can go to.   Hamilton pool is a fantastic place to take the kids and swim,  Enchanted Rock is another place that families like to vist because the climbing on Enchanted Rock is reasonable safe for kids and not too demanding for the adults.  Watching the sun go down on the cliffs above the 360 bridge with your honey and a bottle of wine is hard to beat for getting that special someone in the mood for a little romance.  The hike & bike trail around Town Lake,a stroll around the University of Texas campus, 6th street, Windy Point and skiing on Lake Travis are all cool things to do no matter what your age is.  But to my mind the coolest place in Austin has to be the deck at the Oasis restaurant overlooking Lak...

Along with many others in the Active Rain community, I have "gone pink" in support of Breast Cancer Awareness Month.  Interestingly enough, my wife had her check-up/exam this morning, so what better time than now?  After all, I am secure enough in my masculinity to wear pink. Here is a link to the National Breast Cancer Awareness Month site:  http://www.nbcam.com/Also, you can visit the Susan G. Komen Foundation website for information on prevention, treatment, and the continued search for a cure:  http://www.komen.org/ Locally, the "Race for the Cure" is taking place in Austin on November 4, 2007 at Auditorium Shores:  More Info on the Race Here  They need runners, volunteers, and donations!  While I have not been directly impacted by breast cancer within my family, we have had several ...

Commercial real estate stays strong      "After several quarters of relatively low absorption, Austin's office market is picking up steam. Companies leased about 245,181 square feet of office space during the third quarter, up from just 35,835 square feet in the previous quarter, according to the latest report from Austin-based Oxford Commercial. With roughly 2 million square feet of new, mostly Class A, product recently delivered or in the works, the new figures may allow developers to breathe a sigh of relief. "There's been a lot of discussion on why our absorption has been so low despite the job creation figures and other factors," says Rick Whiteley, senior vice president with Oxford focusing on tenant representation. "I think the absorption numbers this quarter are going to be rece...

This past weekend my husband, daughter and I were working hard getting our house in Austin ready for our son to move into this week (he's moving back to Texas from NYC).  Sunday afternoon, we needed a break, and we had been talking about landscaping possibilities and were considering bamboo as a sight and noise screen along one property line.  (Clumping bamboo only, lest anyone have a heart attack at the idea.)  So we decided to have lunch at Green Mesquite BBQ and then head on over to the Zilker Botanical Gardens and check out the different kinds of bamboo in the living bamboo exhibit there.  The 3-acre Oriental Gardens at the Botanical Gardens were built between 1967 and 1969 (when they opened) by 70-year-old Isamu Taniguchi, personally, with one helper, as a gift to the city of Austi...

A couple of days ago, I was driving on City Park Road headed toward Emma Long Metropolitan Park, which sits right on Lake Austin.  It's a relaxing drive on a winding road, and it was a beautiful October day.  As I came around a corner, I noticed that there was a police car following three trucks very closely.  They were moving at a crawl, which seemed odd to me.  Later, as I was headed back up the same road to leave the park area, the police car had its lights on and all three of the trucks were pulled over.  I got a good look at the policeman, and something seemed out of the ordinary to me.  He looked scraggly with a large mustache, rather than the normal clean-cut appearance that I am used to seeing.  Then I realized that the trucks had lots of cameras mounted on them.  They were shoo...
