Home Selling

It's been said that the only thing in real estate that is more confusing than purchasing a home is selling one – especially if you've never done it before. Where to start? Who to turn to?

These are good questions and – lucky you – the answers are right here within the pages of ActiveRain, the top real estate social network on the planet.

Within our content library you'll find more millions of articles, written by the pros, on home selling topics like how to choose a listing agent, the questions to ask before hiring one, how to stage the home and create curb appeal. What happens if the appraisal comes in lower than the amount the buyer has offered? Is an offer from a buyer with a conventional loan approval better than one from an FHA buyer?

We have the answers here at ActiveRain and chances are great that if you can't find them now (which is hard to imagine!) you will find them tomorrow or the next day because our experts add hundreds of new posts every day.

Every year, homeowners ask me the same seasonal question:“When is the hardest month to sell a house?”In my experience serving Berea KY real estate, Richmond KY homes, and the broader Madison County KY market, the answer is consistent:👉 January is typically the toughest month for sellers. Why January Is Challenging Lower buyer activity after the holidays Weather delays inspections, appraisals, and showings Families avoid mid-year moves Reduced curb appeal during winter months However, selling in January isn’t a setback, it’s an opportunity.Winter Buyers Are SeriousI’ve found winter buyers to be highly motivated, often moving due to job relocations, lease expirations, or major life transitions. How Sellers Can Still Win in the Slowest Month Enhance your listing with fresh photography Create...

It’s blind.  It can’t see your brand-new roof, your private boat lift, your finished basement with the wet bar, or the fact your neighbor just sold for **$75K over asking** and reset comps for the entire street. And in Pasadena – especially in water-privileged communities like Lake Shore, Magothy Manor, Venice on the Bay, Riviera Beach, Green Haven, Chesterfield, and Bayside Beach – home values can swing **$50K–$150K (or more) from one block to the next.Adam Chubbuck ...

When it comes time to sell your home, one of the most important financial details you'll need to know is your "basis" in the property, that is, the total amount you've invested in the home over time. Your basis determines how much profit you'll report on the sale, which in turn impacts whether you owe capital gains taxes. Many homeowners are surprised to learn that their original purchase price is just the starting point. Costs for major improvements, certain closing costs, and other qualified expenses can all be added to your basis, helping to reduce—or in some cases eliminate any taxable gain. Keeping thorough and accurate records of these expenses is essential. Without documentation, the IRS may not allow you to include them in your basis, which could result in a larger tax bill th...

Is The Holiday Season The Right Time To Sell Your Greater Charlotte Home? Or...... Is it better to wait until spring to put your home on the market?... Should you keep your home on the market during the holiday season if it’s already listed? The holidays are officially here, and with them comes a question I hear every year: “Should we list our home now, or wait for spring?” My answer is always the same—yes, you should absolutely consider selling during the holidays. In many cases, the holiday season can offer unique advantages for home sellers. Why Selling Your Greater Charlotte Home During the Holidays Can Be a Smart MoveThe old belief that the holiday season is a bad time to sell has stuck around far too long. It’s time to retire that myth—because the truth is quite the opposite. Ther...

When most people think about selling their home, they automatically picture the busy spring market. Flowers are blooming, lawns look perfect, and the sun makes every home shine. But what if waiting for spring actually means missing your best opportunity?Believe it or not, winter can be one of the smartest and most profitable times to sell your home in Ottawa. Let’s talk about why.1. Less Competition, More AttentionIn the spring, new listings flood the market. Every seller is competing for the same pool of buyers. In the winter, however, there are far fewer homes for sale. That means your property stands out. With less competition, buyers focus more on your home instead of having dozens to choose from. Many Ottawa homes sell faster in winter simply because there are fewer listings availab...

Selling your home during the winter months in New Castle County can be a strategic advantage when approached with the right preparation. While many homeowners in communities like Hockessin, Newark, Middletown, Wilmington, and Bear often wait until spring to list, winter sellers face less competition and attract serious, motivated buyers. Using insights inspired by the National Association of REALTORS®’ winter-selling guide, here are eight essential tips to help local homeowners make the most of the season.  1. Focus on Light and WarmthShorter days mean your home must feel bright and inviting. Open blinds, turn on interior lighting, and consider warm accent lighting to make your spaces stand out during showings.2. Maintain Excellent Curb AppealEven in colder weather, buyers in New Castle...

The Silent Signals Sellers Miss But Great Realtors Never DoIn today’s market, buyers aren’t always loud. They don’t always announce themselves with long emails, detailed questions, or multiple drive-bys. Sometimes their interest shows up in subtle ways—tiny signals that only a seasoned realtor knows how to catch. And that’s where great agents earn their value.A professional can read the market in real time. We recognize when a buyer’s hesitation isn’t a lack of interest—but a lack of information. We know when a second showing isn’t “just browsing”—it’s a pre-offer test. We understand when a quick question about taxes is actually the buyer’s attempt to figure out if your home fits their financial comfort zone.Sellers, on their own, often miss these moments. It’s not their fault—this isn’t...

Investor Strategies — How Smart Buyers Evaluate Land for Long-Term GainLand investors don’t just look at what a parcel is today — they study what it can become tomorrow. The smartest buyers approach land with a blend of vision, discipline, and patience. They evaluate every property through a long-term lens, looking for value others overlook and opportunities that reveal themselves only to those who know where to look.Seasoned investors begin with fundamentals: zoning, access, utilities, and environmental limitations. But then they go deeper. They analyze town plans, watch infrastructure improvements, track school district trends, and pay attention to where builders are quietly buying. They understand that land appreciates differently than residential homes — often slower at first, then ...

Subdivision Potential Unlocking Hidden Value Within a ParcelSome parcels hold more value than meets the eye. Beyond the trees, trails, and topography lies a powerful question: Can this land become more than one lot? Subdivision potential can transform an ordinary property into an extraordinary opportunity — but only if it’s understood, evaluated, and presented correctly.Subdivision analysis starts with zoning: minimum lot sizes, frontage requirements, setback rules, and environmental constraints. But it doesn’t end there. Topography, access, wetlands, soil, and road visibility all determine how many viable building sites a parcel truly contains. Sometimes a property looks like it can be split into three lots, but only two will perk. Other times, what appears to be a marginal piece of la...

Selling inherited property through probate in Orange County requires specialized knowledge that most real estate agents don't possess. After 15 years helping families navigate probate sales in Anaheim, Fullerton, Brea, and throughout North Orange County, I've learned exactly what makes the difference between a smooth process and one that drags on for years with mounting costs.Understanding Orange County Probate ProceduresProbate is the court-supervised process of handling a deceased person's estate. In Orange County, all probate cases are handled at the Costa Mesa Justice Complex. When real estate is involved, the court must approve the sale through specific procedures you absolutely must follow. Here's what catches most families by surprise: even if you're named as the executor in the w...

Through the Thanksgiving celebration and after it has sounded a lot like Christmas in the Timm household. If I were to guess I'd say we have 50 to 100 Christmas recordings on LP's, CD, cassette tapes and even on video tape.It was fun decorating the tree, the entire house, and now my office space, and Timmothy's art gallery. Putting up decorations is a great way to get into the spirit... HoweverIf you are currently selling your home this is NOT the time to go all out on decorating for Christmas. Show some restraint. People (Buyers) are coming to your home to see it, not your Christmas decorations which can be very distracting from their mission of seeing your house.
