Cookies....not the delectible ones that DoubleTree provides for guests (no one can refuse them).  THESE cookies are the annoying "pieces or slices" of data that are saved in a stated effort to enhance your online experience. Spoiler alert: they DON'T.The US and international regulations changed regard online privacy.  The US standards are different than the international ones.  However , we are now tortured beyond belief for little to reason and the implementation of these new guidelines has been chaotic (at best). We are now asked to update are preferenes almost EVERY time we visit a site. It is not supposed to be that way.  Yet,it is. Secondly, and equally annoying is that the default settings are the ones that limit your privacy. It should be the opposite. You are actually allowing your...

Recently, Google sent me an email that said I was way over my "allotted" free space, and either delete some emails and photos or pay for extra storage.I paid T-Mobile for extra space to store my photos, which I have taken from all over the world. When I got the message from Google, I started moving photos from my phone over to an external drive - My Passport.    It was a big one with over one T of storage.Well, I tried to put a password on it, just in case, and all of a sudden, it went blank, and showed NOTHING on this drive. My computer dude recommended paying Google to store all my data, as they have so many ways to keep our data and photos safe, which I will be doing now.

Let’s be real for a second: the way we look for homes is stuck in 1998. You go to a major portal, you filter by "3 beds, 2 baths," and you get a list of stick-built houses that all kind of look the same. If you’re lucky, you might find a new construction tab, but it’s usually just a graveyard of "starting at" prices and glossy brochures that don't tell the whole story. But what if you don't want a standard box? What if your version of the American Dream involves a high-tech modular build, a sleek container home, a minimalist tiny house, or even a sustainable geodome?Until now, finding those types of homes meant falling down a rabbit hole of Google searches, sketchy manufacturer websites, and Reddit threads. At vicinity, we decided that was a problem worth fixing. We’ve officially claimed...

If you have a WordPress site, this post will show you how to connect AI to your backend, and give you an SEO audit. In order to do this, you do need ChatGPT Plus which is $8 per month at this time.If there is interest in this kind of content, I'll write more and tell you how you can connect to other AI platforms for free- but slightly more complicated setup. For now, ChatGPT is the easiest way for someone new to this. Before you begin Step One, you should absolutely backup your site, and download that backup to someplace safe.Step One: Install The MCP PluginPlease don't intimidated by the weird terms, but "MCP" means "Model Context Protocol"-- but you don't need to know that. All you have to do is install this "MountDev MCP plugin" from your Wordpress Dashboard. There are actually a few...

It is time to revisit cyber security claims.  Reports from such claims from 2025 have been released and the trend is clear: increasing claims, increasing awards and increasing legal fees. I spent years as the American Bar Association Chairman for Insurance law. Cyber security has been an issue for years. So here is the skinny. Most liability insurance policy (including E&O) do not include coverage for cyber security.  Cyber security coverage is either a rider to the primary policy or a separate policy altogether. For real estate professionals, it is essential to have coverage because you have very sensitive personal and financial information in your "possession". Cyber losses are substantial whenever there is financial data or personal data.  Cyber losses are frequently 7 figure claims a...

In weekly Zoom calls, Ifrequently mentioned that AI needs guardrails. When you ask (tell) it to do something, it is important to also mention what it should NOT do (such as change A but do not change B).  The LLM based AI agents -also referred to as "chatbots" can act irrationally and unpredictably.  Most of us have witnessed this in our uses or in interaction with other businesses.  For example, a bot that assists you in online banking chores, can also spend your money -perhaps buy shares of Consolidated Lint (a favorite of Gomez Addams the original "Addams Family").Sothe bottom line is that as of today, there is no guranteed way of assuring the Ai agents will do what they were originally designed to do. The agents can develop their own priorities that may be in conflict with OUR prior...

To fully understand or adopt new technology, it is always important to view the historical perspective.   This is very true with the rapid adoption of AI agents.  I have written extensively about this.I have realized that many do not remember the basic use of AI agents thatcaused a major stock market crash - correction in 2010.  We have come a long way buy it is important to review this.  Months after the "flash crash" in May of 2010, regulators determined that the cause of the crash was a result of the use of high frequency  trading algorithms (still in use today). Such algorithms utilize speed to provide a market trend advantage over others. One sch use is Goldman Sach's "The Beast" that is micro seconds ahead of market computers and therefor knows trends before the market can act.To ...

What an incredible ActiveRain Weekly Zoom meeting we had this week! If you weren't there, you truly missed a special one. Not only did we have a phenomenal scheduled speaker, but we were also treated to a surprise visit from a legend.    The Day Gemini Sent Brad Andersohn Back to the Rain        We were all so thrilled to see Brad Andersohn join the call! Many of us wouldn't be the "Rainmakers" we are today without his guidance over the years. In a classic 2026 twist, Brad mentioned that Gemini (AI) actually suggested he come back to ActiveRain. We are so glad he listened to the tech! Having him there to see how the community is evolving with AI felt like a full-circle moment. We love you, Brad!      Diving Deep into AI with John Palmer    Our featured speaker, John Palmer , lived up to...

Miami Condo Market Trends What Buyers Are Missing in Miami Real Estate 2026Problem DefinitionSearch behavior around miami condo market trends is increasing, but the interpretation layer is flawed.Buyers and agents are consuming aggregated data across Miami without isolating the variables that actually drive outcomes. The result is a distorted view of condo pricing miami.Averages are treated as signals.Listings are treated as demand indicators.Price per square foot is treated as a decision metric.None of these, in isolation, define market direction. In 2026, Miami is not a single dataset. It is a distributed system of micro-markets operating at the building level across areas like Brickell, Sunny Isles Beach, and Edgewater. The problem is not lack of data. The problem is incorrect system in...

I was surprised to see a legal webinar on utilizing AI arbitration in lieu of actual arbitration with live arbitrators. I have been an arbitrator for over 30 years and I absolutely oppose this.  Years ago, arbitration panels were three members. This was sound policy as it eliminates bias and can result in a review of broader scope. AI will discuss both sides of a dispute.  This is good. However, the veracity of a witness of litigant is critical. AI will not be able to do this.  Witnesses and litigants frequently have self serving memories of facts and details. AI will not be able to sort through this. The world is not black and white. It is frequently gray.  The truth frequently lies in the middle.Arbitrators are required to issue a determination (as opposed to mitigation that tries to ...

Brickell Miami Buildings with the Best Amenities and Luxury LifestyleProblem DefinitionSearch behavior around brickell condo amenities, luxury lifestyle brickell, and best buildings brickell produces a distorted output. In Brickell, nearly every luxury tower publishes identical amenity stacks: Pool Fitness center Concierge Resident lounge From a system perspective, this creates a non-differentiated dataset. The consumer is presented with uniform inputs and is expected to make a high-value decision. The problem is not lack of information. The problem is lack of structure.Amenities are presented as static features. They are not evaluated as dynamic systems interacting with resident density, turnover rate, and operational management.Without that context, “best buildings” cannot be defined.Sys...

I have quoted former Miami Dolphins coach, Don Shula many times. Among his memorable quotes was "the thing that stops most people is the start."  I have quoted this many times.  The saying absolutely applies to AI adoption. The insurance industry is massive. It has been stated by many experts that the insurance industry owns moreassets in the US than any other industry.  My own experience indicates that the insurance industry employees some of the brightest MBAs and actuaries. I personally know 2 insurance actuaries whose income is in excess of $1 million. They are THAT inportant. So we can assume insurance has adopted AI on a grans scale. Actually, no!! Seventy Eight percent of insurers have adopted generative AI. However, only FOUR PERCENT have scaled beyond a pilot program. One legitim...

Sunny Isles Beach Luxury Condos with Strong Rental Demand: High-Performance Investment Buildings in MiamiProblem DefinitionSearch queries such as sunny isles rental condos or Miami rental investments suggest a broad market. The reality in Sunny Isles Beach is narrow and highly structured.Rental demand does not distribute evenly across inventory. It concentrates into specific buildings where three variables align: Tenant expectation match Interior consistency Leasing friction reduction Without isolating these variables, agents and investors operate on incomplete signals. The result is mispriced units, extended vacancy cycles, and incorrect asset selection.System FailureThe traditional system is built on portal aggregation.Portals display inventory without hierarchy. Best Condo Buildings in Miami for Investment Properties: A System-Level Analysis of Rental Performance and Building Intelligence Problem DefinitionThe search terms miami condo investment, best rental condos miami, and investment condos florida all indicate the same intent: identify assets that produce measurable return. The industry does not respond at that level. It responds with listings.Listings are static objects. Investment performance is dynamic. The gap between those two is where most decisions fail.In Miami, this gap is amplified because each submarket—Brickell and Sunny Isles Beach in particular—operates under different demand systems.Without a system that interprets those dynamics, the user is left comparing surface-level data.System FailureCurrent real estate infrastructure is ...

Many consumers and businesses have noticed a trending pattern. They are using AI tools, but sometimes question the results. Some businesses are copying and pasting AI-generated answers directly into advice they offer their clients or prospects or sending them up the chain without applying their own judgment. What these patterns have in common is not an adoption problem. This is a behavioral issue. If a person simply copies and pastes an AI-generated answer and shares it with a business partner, it won’t be long before the business team asks why it needs the input/advice. Businesses receive value when AI helps them think more critically, work more efficiently, and deliver well-reasoned end products that reflect their judgment. I have mentioned many times in AI Zoom calls that AI needs gua...
