In a weekly Zoom call, the group discussed photo imaging.   Many concepts were discussed and two issues stood out:  who owns the image and editing the photo from a legal viewpoint. In terms of who owns the image, this gets very complicated.  The law is in flux but there is a bit of guidance. It is a conondrum ...on one hand, the creator was the creative force behind the image. One the other hand, AI "created" it.On this issue, it is safe to ASSUME that AI is the owner.  It is safe. We are all professionals and we are held to a higher standard. My suggestion is to put yoru own "watermark" such as "created with the use of AI". This will go a long wy to prtoect on these issues as well as others that I will discuss in the next post.In regard to editing a photo utilizing AI, this is acceptable...

As many are reviewing their business, systems, and plans, maybe some should look at their signature for the coming year.Do you have a signature or signature lines that you have set up in your email?   How much do you include?   Is it too much, too little?I have received some emails from agents, that their signature line was longer than the email!   Maybe too much?Yesterday, I got an email from an agent with a link to a video they had prepared.   Would a buyer look at this every time they read your email?   I thought that was over the top.Is your name legible?   I have seen some in fonts that you have to work hard at deciphering.    I prefer my signature to mimic the writing in my email.  Mine is short and sweet.Do you add a photo of yourself?Where do you end in how much you include?

Your Life is Calling - Don't Click Potential SpamIn every personal story, there is a moment when adventure calls. It can be an invitation to leave your Ordinary World and begin a journey of personal transformation. The book "The Code of the Heroic Self" put forward the advice: Don't Click "Potential Spam".The call can create that feeling of discontent, that sense that you are meant for more - but with the baggage of effort. It is the moment you realize your current life is less than your potential self.Refusing the call is easy. You just don't answer or send it to spam. and then you just  stay where you are. Same days. Same efforts. Same life. When you listen to your Ordinary Self you to procrastinate, to be safe, you are not ready. But refusing the call is the only way to guarantee you...

Ambition Is a Curse: Why Less is MoreWe are often told that we must be ambitious. We must want more, do more, and have more. But is Ambition A Curse? How can ambition be a bad thing? When it is too broad, too scattered, or too focused on things that do not truly matter. Unfocused ambition can lead to a life of constant chasing, where you are always busy but never satisfied. This is the opposite of freedom. It Is the Rat Race. The curse of ambition is that it can distract you from your true purpose, assuming that you know what your true purpose is. It makes you look at what everyone else is doing instead of focusing on your own path, your own growth, your own effort and results. It makes you try to do ten things poorly instead of one thing well. Too many irons in the fire, or as in the mo...

Forced Growth: A Secret to Getting StrongerIf you want a muscle to grow, you must challenge that muscle, exercise it, make it work harder than normal. You must lift a weight that is slightly too heavy. If you only lift what is easy, your muscle will stay the same. The same rule applies to life. This is the principle of Forced Growth.Growth does not happen in your comfort zone, it is strenuous. It happens when you make yourself adapt to a new level of challenge, raise the bar. The book "The Code of the Heroic Self" teaches that intentionally seeking out situations that make you exercise your current mentality  and effort will result in growth. Not chaos, but goals that are slightly beyond your current abilities. Commit to actions that make you feel a little uncomfortable and stretch your ...

Home Work: AR Zoom Meeting November 25th on AI Was excited for the zoom meeting and then all of a sudden, everything took a turn on a dirt road, the dust preventing me from seeing clearly until settling. Try as I might, the instructions were lost, never to be recovered.  I finally had some time to give another look and prompted Gemini to: Create a listing presentation for 195 E Fiddlers Canyon Road, #24, Cedar City, Utah 84721 with graphs, infographics and in color. Gemini: That's a great request! A professional listing presentation should showcase your expertise and clearly outline a strategy for selling the home. A grouping of words appeared that described the property, nothing else. I clicked the Canvas prompt and suddenly pictures, graphs, market analysis came up in the form of a sl...

I learned so much from our Zoom meeting last week. I may have skipped a beat, but I did get some valuable insights on leveraging AI in my daily workflow. Instead of pasting a link, I clicked the star-shaped icon at the top of my browser to start a conversation with Gemini. I then asked it to prepare a Comparative Market Analysis (CMA) for a specific property and provided the necessary information.Gemini's initial suggestion was to check the standard sources like Bright or the MLS. However, I suggested a more direct route: Notebook Access. “Good idea,” it replied, and on we went. This interaction showed me how the AI can adapt to my preferred tools, turning the CMA prep into a collaborative process. We were able to quickly pull some excellent comps. The actual test came when I noticed a c...

This is my 4th and last post for November's challenge.   Thanks Lynn B. Friedman CRS Atlanta, GA 404-617-6375 for hosting this month's challenge. I started in this crazy career 30 years ago, when we carried around LOTS of quarters to stop at phone booths,  and had MLS books that were already out of date when they were delivered.   Our buyers saw homes WE chose for them with their specific parameters, and we took our chances.  And remember writing contracts on the hood of my car!    Cell phones sure helped us, and saved us some quarters, but those first cell phone bills were out of control!   MLS is now online, and our clients (for the most part) choose the homes they want to see.   Writing contracts got LOTS better when they became digital, and now our clients can be halfway around the ...

💾 Do You Have a Digital Safety Net? Real Estate Data Backup in 2025/2026 By [Your Name/Brokerage Name]Back in 2011, when I first wrote about this, having a backup was important. Today, as we close out 2025 and head into 2026, it is non-negotiable.Our real estate business lives on our computers and phones. Think about it: Client Communication: Emails, texts, and CRM notes. Transaction Documents: Contracts, disclosures, inspection reports. Marketing Assets: Listing photos, video tours, and social media content. Financial Records: Commission statements and expense tracking. If your laptop died today, if it were stolen, or if you were hit with ransomware—could you be back up and running with all your data in a matter of hours? If your answer is "I hope so," then it's time to tighten up your...

Your Main Enemy is Closer Than You ThinkWhen I face a challenge, I sometimes look outside myself for the enemy. I can  blame the market, a boss, lack of time, or circumstances. But the book "The Code of the Heroic Self" reveals a simple, hard truth: your  Main Enemy  is you.Specifically, it is the  Lesser Self . This enemy is primary because it knows all your weaknesses. It knows exactly what to say to make you stop, doubt, or quit. It is the voice that tells you, "You are not good enough," or "Start tomorrow," or "You're not worthy".This enemy is not a monster; it is a part of you that is afraid of change, or at least afraid of the unknown as a result of change. It wants to protect you from the pain of failure, but in doing so, it also protects you from the joy of success. To defeat the...

I received an email from my Malwares product to adjust my settings with gmail to protect my email.Gmail never sent an email, but they now have "smart features" that view your emails and then make suggestions in your emails.  They have the right to read every one of your emails. You need to do what make you comfortable, but I know I don't necessarily want Google to read all my emails, even though they probably do.Go under the Settings, and SEE MORE SETTINGS, and you will see the Smart settings.  This is what you should turn off.  The "compose, compose personalization and smart reply".    I don't want any "lurkers" in my email!  I know I did.

If You Can’t Keep Up, You Can’t Compete — That’s Why AI Becomes Your New Best Friend Look at the image above for a second. One human. Ten AI agents — a full-force army working behind the scenes, helping real estate pros get the job done faster and sharper than ever. This is the new reality of our industry. If you’re a seasoned agent who’s been doing this for 20, 30, even 40 years… and all this talk about AI, apps, platforms, and “automation” feels overwhelming — you’re not alone. Most agents feel the same way. But here’s the truth nobody wants to say out loud: If you can’t keep up, you can’t compete. Clients move faster now. Information moves faster. Marketing moves faster. And the agents who stay stuck in the old way of doing things get left behind quietly. That’s exactly why I creat...

This class I attended on Tuesday was FULL of great information I thought you all may enjoy, or even need.   For these 3 hours, it was TOO much to put into one post, so I thought I would share in bits.    As the instructor said, this class could be like a fire hose!He called the agents LAZY who did not have a lock on their phone.   OK, that would include me, so Tuesday I put not only a Pass code, but also a facial biometric, which is great, and still quick to access my phone.I know most of you know you should not use the same password on different sites, but gosh, I have about 9 pages of locations, which is A LOT of passwords.   You can go HERE, and Google will check your online passwords and let you know if you have multiple ones, and ones that need to be stronger.   Also, using a mixed...

This is a very interesting wake up call. Our interest rates are not that high right now but coupled with the high prices it is impacting affordability. Current Economic Landscape (November 2025) As of early November 2025, the US economy shows resilience amid headwinds: real GDP growth is tracking around 2.8% for Q3 (annualized), following a strong 3.8% in Q2, though forecasts point to moderation in late 2025 due to tariffs and uncertainty. Unemployment stands at 4.3%, up slightly from 4.2% earlier in the year, with inflation cooling to 2.7% (PCE) but still above the Fed's 2% target at ~3% CPI. The federal funds rate is at an effective 4.09% (target range 3.75-4.00% after a recent 25 bps cut), reflecting a normalization from post-pandemic highs but still elevated to curb lingering inflat...

Blue Ridge Electric’s Peak Hour Power Shift: What You Need to Know to Keep Your Bill DownIf Blue Ridge Electric serves you, you’ve likely noticed your power bill creeping up — and it’s not just because of colder mornings. For about a year now, Blue Ridge has been using “time-of-use” pricing, meaning electricity costs more during certain hours of the day when demand on the grid is highest.Last summer, that peak period ran from 3:00 p.m. to 6:00 p.m., when everyone’s air conditioning and appliances were going full tilt. But as of this winter season, the peak window has shifted to 6:00 a.m. to 9:00 a.m. — right when most people are getting ready for work, taking showers, brewing coffee, and cranking up the furnace. It’s a seasonal cycle: Summer: 3 p.m. – 6 p.m. Winter: 6 a.m. – 9 a.m. Chan...
