Congratulations Ray Henson - your completion of the three entries for the March to a Solution|ActiveRain March 2023 Challenge is appreciated. The time you took for reflection on your own life in real estate has been good not only for your soul, but mine too. The Virtual Handful of Gold is well deserved. For me, self-respect, unforgettable life events that changed the lives of others because you remained committed for all the right reasons, times when you turned the other cheek, without punching someone in the nose or getting pugilistic, and carried out and carried on, is truly inspirational. Your original stories vividly brought to life, a day in the life of a REALTOR®. Your truth and resilience attests to the reasons why I would choose you for representation in the purchase or sale of ...

Congratulations Ed Silva! Fully completing the March to a Solution|ActiveRain 2023 Challenge has earned you the right to receive a "Virtual Handful of Gold!" Some real estate agents sell quickly and they advertise how fast they are by marketing how great and good they are. That may be true, but it really all depends. Buying a home is the most expensive purchase most buyers will ever purchase. However, experienced agents, like Ed Silva make a difference. Reading what Ed wrote, he takes extraordinary measures to listen to clients to achieve their goal to help them obtain what they perceive is something of value. During a Seller's Market, it is very challenging when there is strong competition from competing buyers locally and out of state, low inventory, a strong offer price to the seller...

As a real estate agent in Northern Virginia, one of the most common questions I receive from home buyers is whether the recession layoffs have impacted home values in the area. It's a valid concern, but thankfully, the answer is not as dire as some may fear. While the recession has affected many parts of the country, Northern Virginia is unique in that it has a strong and diverse economy. With commercial centers, federal government agencies, healthcare providers, and universities in the region, there are plenty of high-paying jobs available. As a result, we have not seen a direct impact on home prices or the overall real estate market. In fact, Northern Virginia remains a strong seller's market in most areas, particularly Fairfax and Loudoun Counties, as well as Arlington and Alexandria. ...

Source: Statista According to the Statista Consumer Insights, U.S. Millennials stand out as the "buy now, pay later" generation, with 56 percent of those born between 1980 and 1994 saying they used online schemes that allow for the interest-free payment of goods and services in several installments. As seen in data by the Statista Brand Profiler, Paypal was the most used "buy now, pay later" service among the generation, followed by Afterpay, Klarna and Affirm. In comparison, just 36 percent of Gen X (born between 1965 and 1979) and 49 percent of Gen Z (born after 1995) said they used such services. Participation was lowest among Baby Boomers (born 1946-1964) at just 26 percent. While certain payment plans with standard timelines are usually free of interest when using BNPL, postponing ...

Apparently there's a kitty communication network that points them our way when they need help.  Last year two more cats started showing up at our doorstep.  A female that had been previously trapped and spayed (ear is slightly tipped as is the practice for Trap Neuter Release) and a male with a full set of "kittenmakers".   They show up on our front porch one at a time (she's a a bit skittish and afraid of him, he'd walk in our front door if we let him), so we feed them and put a heating pad in a doghouse on the front porch to help them get through the winter months. As tom cats are prone to do, he's been roaming the neighborhood and brawling, and from the looks of him, probably not winning. We took him to the vet for treatment and that led to a disruption in our normal cat situation. We...

Congratulations Dr. Paula McDonald for fully completing the March to a Solution|ActiveRain March 2023 Challenge. You are being presented with your well-deserved virtual gold for all your efforts and educational entries for the challenge! As a Broker you are tasked with more responsibilities and liabilities. Challenges are many. It goes with the territory. Texas is a big state, and you must have big shoulders. Whether you sold property in Conroe, in Montgomery County, or Granbury in Hood County, contracts are the same, people are people, and no two transactions are alike. Regardless of years of experience or education, there is no guarantee the bottle of champagne will pop on the closing day, when one party breaches the contract and does not show up. No matter how dissapointing, there of...

You Don't Expect a Top Floor Condo to FloodPatricia Feager and Kathleen Daniels are hosting the March challenge. Your challenge is to use critical thinking. Only original content qualifies. Think about a scenario that can march you into trouble. Please write about a scenario that has the potential to come up during a real estate transaction.I've sold hundreds of HUD owned properties and have seen some pretty bad conditions. However, we found a top floor condo in a modern building in Germantown, Maryland for my first time home buyer, a young single man. The unit was is very good condition and a fresh coat of paint would make it look like new. My buyer was the high bidder and the settlement had been scheduled.I received a notification that the building has been flooded from the top floor ...

Good morning and hello there from sunny Cottage Grove, MN.--where it has warmed up to 33 degrees above zero!.  Wanted to share Tim's Time Outs: WHEN LIFE SEEMS DIFFICULT: When life seems difficult, it's because you are comparing the way things are to how good you know they can be.  That's actually a good thing, because it connects you with your positive expectations.  Each time you encounter what feels like difficulty...REMIND yourself to also notice your positiave expectations and possibilities.  Let the feeling of difficulty lead to a feeling of empowerment.   You know, without a doubt that things can be better. And knowing that, you are just one step away from beginning to make things better.  Yes...you could choose to beome dismayed about the difficulities, yet a much more powerful ...

Sandpoint Realty 'Monday Motivation'.  We are closing in on March Madness 2023 finals.  We all tend to think in terms of 'Big' or 'Reckless' when risk taker is mentioned.  Risk Taker can amount to something as small as knocking on 1 or 2 doors a day to introduce yourself.  Something seemingly insignificant can amount to huge results and the fact that it sounds small, does not automatically not make it a risky venture to someone who is hesitant in doing that particular task.   I challenge myself constantly to step outside my comfort zone in order to better service my clients needs.  Please always feel free to give a call so we may get to know one another better, whether your Real Estate needs are tomorrow or a year from now.   'Experience the Difference' in working with a full time Profe...

Many, many years ago, I represented a buyer on a new construction home. This is my 3rd post in the March to a Solution Challenge. These posts for this challenge have been very interesting for us all.In this particular situation, I was first contacted by Mrs. Buyer. She and I were in constant communication, she was the only person to actually look at the homes, and, she handled all of the negotiations. I knew that she was married, but until the day of the final walk-through, I had never met Mr. Buyer.Closing day had arrived and I finally met Mr. Buyer at the walk-through prior to heading to the title company. What was interesting is that the only words spoken to me by Mr. Buyer were regarding my commission. He asked me, "When will you be writing us a check for your 3%?I calmly replied, "...
