Some $700 million dollars was spent on pet Halloween costumes last year, according to the National Retail Foundation. Southampton Neighborhoods Home Sales in Charlotte's Ballantyne AreaReal Estate Report & Neighborhood Spotlight: Quarter 3-2023 Sales Virtually Non-Existent Due To Lack Of Inventory SOUTHAMPTON HOME SALES OVERVIEWSouthampton neighborhood continued to suffer from lack of inventory in Quarter 3-2023. Just three properties sold (down 40% from the same quarter one year ago). For a community with some 418 homes three home sales a drop in the bucket. Unpacking the Numbers: September's Real Estate Highlights and Lowlights in Charlotte In September, Charlotte Region home sales dipped by 24.9% year-over-year to 3,316, marking a 14.4% decline month-over-month. Despite this, several areas in the Charlotte Metro saw an uptick in sales. Pending contracts also fell by 4.1% year-over-year but showed the smallest decline in over a year. Buyer interest was notably high in Charlotte proper and the suburbs of Waxhaw, Matthews and Rock Hill. New listings decreased by 8.6% year-over-year, with some counties and communities bucking the trend. Total inventory plummeted by 22.8% year-over-year but increased month-over-month by 3.9% for single-family homes and 10.2% for condos. Palisades + Regency At Palisades in Charlotte, NCReal Estate Report & Neighborhood Spotlight: Quarter 3 - 2023 Palisades home sales in Q3-2023 saw a softening in average sale price in Quarter 3-2023, while median sale price increased. With a wide range in home prices in The Palisades, the decrease in home prices is to some extent a result of the price mix of homes that sold in the most recent quarter versus Quarter 2-2023. The Third Quarter's home prices much more closely tracked what we saw in Quarter 1-2023.  While the list to sale price ratio declined 1%, it was, nonetheless, very respectable at just under 99% (and 0.58% higher than in Quarter 2-2023). LUXURY HOMES MARKET IN CHARLOTTE REGION   UPDATE FOR SEPTEMBER 2023... WHAT IT MEANS FOR YOU...   YEAR-OVER-YEAR TRENDS IN THE LUXURY SINGLE FAMILY HOME MARKET IN CHARLOTTE REGION The September 2023 luxury homes market in Charlotte saw a 5.4% increase in new listings year-over-year. Inventory increased marginally year-over-year by 0.2%.  The months supply of inventory declined to 3.1 months year-over-year from 3.2 months one year ago.
