Charlotte NC Condo Real Estate Market Report | The Renaissance | Market Absorption Trend Shows Strong Buyers Market September, 2011 One of the hardest hit condo complexes in one of Charlotte's historic districts (NoDa) is The Renaissance Condominiums.  This brick community with great amenities, condos that feature a 1-car garage AND parking space for owners and close proximity to everything Charlotte, has taken a tremendous hit with the downturn in the economy. With only 7 closed transactions during the past 12 months and 12 condos currently on the market, the market absorption trend has increased dramatically with a supply that is currently over 24 months.  The sales prices have also fallen from an over- $200,000 price tag when new in '05 to an average sales price during the past 6 mon...

To locals the Arts District is simply NODA – short for North Davidson Street, the main artery running through the area. With its wonderful location and its eclectic personality, it’s easy to understand the appeal. You could almost even swear that its distinctly charismatic feel gives you the sensation of being in a city like San Francisco! (Okay, maybe that is an exaggeration.) You won’t find any national chains in the North Davidson Historic Arts District. Locally owned and operated restaurants can be found all throughout the Arts District. The wonderfully original tastes of Cabo Fish Taco and Boudreaux’s Bayou Cuisine, along with the colorful atmosphere of Smelly Cat coffeehouse draw people to the area time and time again. The Neighborhood Theatre brings in bands from across the cou...

There are some great deals in Charlotte, NC and many of them can be found in what is known as The Arts District or NODA (short for North Davidson).  This area is filled with smaller homes (1000-2500 sq), many of which have been remodeled or turned into larger bungalow style homes.  There are a few very nice homes that are under the pressure of a short sale and soon will be looking in the eye of foreclosure.  For buyers in the $200K-$300K range, I would strongly suggest looking at some homes in this area.  Builders were buying up streets of smaller homes in hopes to build larger bungalows or to build some large additions to the current homes.  The idea was that this area would soon be very much like the Dilworth neighborhood.  Many of the streets in The Arts District reveal the same styl...
