  Millbridge in Waxhaw, NC: Quarter 3 - 2021Home Sales Report & Neighborhood Spotlight As the Millbridge Real Estate Snapshot below shows, both median home listing and sale prices increased significantly during the 3rd Quarter 2021 compared with the same quarter one year ago. Average home sale price was $492,307, which was also some $54,000 higher than in the 2nd Quarter 2021. Median sale prices of Millbridge homes averaged 100.3% of asking price in the third quarter 2021.  Median home sale price was $471,117 during Quarter 3 -2021. Average home listing prices also increased in the 3rd Quarter 2021 compared with the same quarter one year ago.  Latest news on the Matthews (28105 zip code) real estate market in September 2021 and what it means for you...  Matthews housing market continues to see extremely low inventory with the months supply of inventory very thin at 0.7 months (down 50% year-over-year from 1.4 months in September 2020 and down from 2.2 months in September 2019). The months supply is also down 0.1 month versus August 2021. However you "slice it," Matthews has been a home seller's market for at least three years now. Inventory of homes was down 49% year-over-year. New home listings decreased 31.6% year-over-year.  Average sale prices of homes increased 19.3% year-over-year to $431,752.  Ardrey Crest Neighborhood in Charlotte's Ballantyne Real Estate Report & Community Spotlight:Quarter 3 - 2021 10 homes sold in Ardrey Crest during the 3rd Quarter 2021 compared with six homes that sold in the same quarter of 2020. New listings increased with five more homes for sale in Quarter 3-2021 than in Quarter 3-2020.  Both average ($545,650) and median ($538,250) sale prices were up significantly compared with one year ago, breaking the half-million price point and one home breaking the $600,000 point at $635,000. Latest news on Charlotte Region's luxury housing market in September 2021 and what it means for you...   Charlotte Region's single family luxury homes real estate market remained solid despite a 33.3% year-over-year decline in inventory. This low level of inventory has not been seen in well over a decade. Days on market, both average and median, also were down significantly year-over-year, as was the months supply of inventory.  Luxury home sellers continued to see a higher sale price as a percent of listing price. Median home sale prices were flat, while average sales prices decreased somewhat year-over-year. Bridgehampton Neighborhood in Charlotte's Ballantyne Real Estate Report & Neighborhood Spotlight:Quarter 3 - 2021 On the Charlotte, North Carolina side of Bridgehampton, four homes sold in the 3rd Quarter 2021. The average sale price was $860,000 up from $779,375 in the 2nd Quarter. The median sale price was $897,000, up from $752,750 in the 2nd Quarter. On average the homes sold in seven days. Latest news on the Ballantyne real estate market in September 2021 and what it means for you... Ballantyne remained a seller's market in September 2021 resulting from the continued lack of inventory, which dropped 46.7% year-over-year. Months supply of inventory was down 45.5% compared with September 2020 to 0.6 months of housing supply. The drop in housing inventory year-over-year resulted in 24 fewer days on market, on average. Closed and pending sales decreased year-over-year due to lack of inventory. Average Ballantyne home sale prices increased 10.5% to $500,670 in September 2021 compared with the same month one year ago. Ardrey Neighborhood In Charlotte's Ballantyne AreaReal Estate Report & Neighborhood Spotlight: Quarter 3 - 2021 Average sale price for Ardrey homes in the third quarter 2021 was $678,667 (about $37,000 higher than in the previous quarter). The median sale price for the quarter was $675,000 ($50,000 higher than in the previous quarter). During the third quarter only three homes were listed and sold in Ardrey. At the end of the third quarter in 2021, no homes were listed for sale and one home was under contract. Average days on market for Ardrey homes sold in the third quarter were two days; median days on market were also two day. I had some weeds in my back yard and I was going to cut them down.  I was going to cut them down because they looked ugly but I thought to myself, why not give these weeds a chance to prove themself to me and so, I did.
