Birkdale Neighborhood in Huntersville, NCReal Estate Report & Neighborhood Spotlight Birkdale neighborhood in Huntersville enjoyed a strong year in 2022 with average home sale prices up 27% and median home sale prices up 36%. The list to sale price ratio remained steady at 102.48%. And while average days on market increased, at 13 days they were still quite low. Birkdale's Fourth Quarter 2022 was more of a mixed message. Average home sale prices increased 37%; median home sale prices increased 27%. And while home prices were increasing to record highs, the list to sale price ratio declined by 4% to 97.35%. Steele Creek (Charlotte, 28278) Market Report JAN 2023How is the real estate market in Steele Creek? It's a bit chilly this November, as we find ourselves solidly in the late fall housing market in Steele Creek.  We continue in a sellers' market with a 1.5 month supply of homes. Cureton Neighborhood in Waxhaw, NC: Real Estate Report & Community Spotlight Home sale prices "soared" in Cureton in both the Fourth Quarter 2022 and throughout 2022. For the year ended, December 31, 2022 average home sale prices increased 23%; median home sale prices increased 26%. In the Fourth Quarter 2022, average sale prices increased 41%; median home sale prices increased 58%. To the extent we saw a softening in Cureton's home sales, it was in days on market which increased year-over-year and quarter-over-quarter. In the Fourth Quarter average days on market increased from 22 to 28 days.  Cureton also saw a softening in the list to sale price ratio.  Weddington Chase Neighborhood in Waxhaw, NCReal Estate Report & Neighborhood Spotlight  Chase saw a definite softening in its home sales numbers in the Fourth Quarter 2022, both year-over-year and quarter-over-quarter. In the Fourth Quarter only average sale prices improved slightly (+2%) compared with the same quarter one year ago. Median sale prices, the list to sale price ratio, and average days on market all showed a negative trend. Somerset Neighborhood in Waxhaw, NCReal Estate Report & Community Spotlight After softening somewhat in the Third Quarter of 2022, Somerset home prices rebounded in the Fourth Quarter of 2022. Hunter Oaks Neighborhood in Charlotte's Waxhaw AreaReal Estate Report & Community Spotlight Hunter Oaks was already seeing a softening in home sale prices in the Third Quarter of 2022. We saw that trend continue in the Fourth Quarter of 2022, with both average and median home sale prices down quarter-over-quarter. Year-over-year, Hunter Oaks home prices continued to rise but leveling off slightly in the final months of 2022. Median home sale prices have remained above $700,000 since August 2022. The list to sale price ratio for the year was just over 103%.
