 FORECLOSURE & SHORT SALES REMAINED LOW IN CHARLOTTE REGION IN APRIL 2023FORECLOSURE & SHORT SALE BARGAINS REMAIN HARD (IMPOSSIBLE?) TO FIND Foreclosure and short sales as a percentage of total home sales in the Charlotte, North Carolina region continued to remain very low at 0.4% in April 2023. This percentage has remained steady since January 2023, when the percentage stood at 0.6% In April 2023, year-over-year lender mediated sales represented just 3 additional foreclosure sales over April 2022 and just two additional short sale over April 2022. There was no change month-over-month.  At the same time, foreclosed median home prices continued to increase. Latest news on Charlotte Region's luxury homes market...What happened in April 2023...  YEAR-OVER-YEAR TRENDS IN THE LUXURY HOME MARKET IN CHARLOTTE REGIONThe luxury homes market in Charlotte saw a 2.1% decrease in new listings year-over-year, while inventory increased year-over-year by 26.8%. The months supply of inventory increased from 2.3 months one year ago to 2.7 months. Median home sale prices increased slightly by 0.4%, while average home sale prices increased 1.9%. Closed sales decreased in April 2023 versus the same month one year ago. Median list to sale price ratio decreased 4.2% year-over-year, but was still 100%. Sizing Up the April 2023 Real Estate Market — Locally & Nationally -  Charlotte Metro The US real estate market has experienced a slight decline with existing-home sales dropping 2.4% month-over-month, according to the National Association of REALTORS® (NAR). However, it is important to note that this is a normal fluctuation after February’s sales gain of 14.5%. Fluctuations in mortgage interest rates have caused buyers to pull back a bit, with pending sales dropping 5.2% month-over-month.
