Advice Needed: How Do I compete with Trulia, Zillow, Realtor.com, etc? I have three great listings in a very upscale neighborhood named Wikutepa in the Williamson Valley Area north of Prescott. They are on a very short new road named Cougar Canyon Rd which provides access to all three lots via paved road inside the subdivision. Large granite boulders and outcroppings are one of the most desirable features for lots and building sites and many prospective Buyers seek out properties that have them. I used Google to search for Cougar Canyon Rd, Prescott, AZ and Google produced 1,090,000 results. Results showed in this order: trulia, zillow, zillow, century21, realtor.com, longrealty.com, homes.com, owners.com on the first page. The next page shows homefinder.com, prescottareahomes.com, home...

Why Buy A New Home in Prescott Arizona? This Prescott Realtor can think of a bunch of reasons you should consider buying new if you are currently in the market for a home. 1.  Our listing inventory of resale homes is very low in number throughout the greater Prescott area and shows no evidence of increasing any time soon. 2.  Many Sellers are pricing their homes unrealistically high because they heard there was a 16% increase in average sales price from last year to this and don't understand that their home did not increase that much in value.  You can read more about the WHY of such a large increase in average sales price. 3.  Some home builders offer up to a 10 year warranty with every new home.  I know Dorn Homes does and others offer at least 2 years. 4.  Increased energy efficiency...

I am featuring two great neighborhoods in Williamson Valley north of Prescott, Arizona. Glensandra Rd is at the southern edge of these neighborhoods and is about 6.6 miles from the junction of Williamson Valley Road with Iron Springs Road. Both neighborhoods are somewhat rural in nature, as most of the lots are 70,000 sq-ft. The lots marked in green in Granite Oaks were made legal for horses in specific mention in the CC&Rs. Granite Oaks is served by a private water company, so there is no need for each property owner to drill a private well.  Here is a map of the neighborhoods. Get an Adobe Acrobat version of this map.

Mountain Club is a home subdivision of about 400 homes located 1.5 miles southwest from downtown Prescott Arizona.  Established in 1925, it is the oldest housing community in Arizona.  Mountain Club covers 800 acres of heavily forested hills and small canyons.  The area has a country feel within city limits.  Mountain Club is highly varied.  There are 800 square foot cabins and large homes with over 5000 square feet.  There are steep heavily forested hills and flat lots with perennial creeks.  I am an Arizona native and have lived in Mountain Club for four years now.  It is the best place I have lived.  I have lived in strict HOA's where the stringent rules made feel as though I didn't even own my home.  Really, people here are allowed to just live.  Mountain Club does have a Board of...

In 1934, the federal government began the Parker Dam construction project to divert Colorado River water to southern California, but neither the feds nor California got approval from Arizona to build on its land.   Also, Arizona thought California was stealing its share of the Colorado River.  The Arizona Governor, Benjamin Baker Moeur declared martial law.  Arizona commissioned a couple of old steamboats to patrol the enemy's side of the Colorado River and the Arizona Navy was born.   The Arizona force included 40 infantry men and 20 machine gunners.   The U.S. secretary of the Interior, halted construction of the dam.   The U.S. Supreme Court eventually issued an injunction prohibiting anyone from interfering with construction of the dam.
