I would just Google them, I can always find numbers that way.

I will admit though that I never call expired listings. Not my business model.

Even hearing of some cases where litigation is pending against some Realtors for harassment. 

I just ask for them, as I only work with relationships & referrals. I do not need strangers info under my 100% by Referral System. I do capture sign call #'s through my TEXT for a Flyer method at my sign posts, so I guess i fudge a little there with my mobile technology (I don't offer paper flyers, only mobile App Info). Annette Lawrence , Palm Harbor, FL 727-420-4041 made a good suggestion for "capture".

Michael J. Perry I'd suggest you use services like Vulcun 7, LandVoice, RedX or ArchAgent - they provide detailed contact information for the EXPIRED listings owners.

At an Open House, I wait until after they have been through and we've had a conversation.  Then I'm more likely to get their real contact information.

I would rather knock on an expired door than try and call them.

People still have land lines?

Can't help you with that.  Do you check the do not call list when you find them.

I find more people have cell phones than land lines, so I'd try to find the expired's cell phone, not that I call them mind you.

Switchboard.com and whitepages.com both good reverse diretories.

Without reading your additional information I would have answered ask them. I don't call expireds so don't know.

Normally, definitely cell phones. I can text them, if nothing else.

As to calling "expireds", I don't do that. They are so hounded now by agents, I don't want to be part of that scene. But that's just me.

Ask them for it.  If you are looking for a phone number for someone you don't know, maybe the number isn't so useful.

I don't call expireds but I have read recently about agents really liking Espresso Agent.  I have also heard Cole is good.  Just be careful of any service you pick.  If you have to provide your MLS username and/or password to these services, it may violate the terms of MLS services.  One agent wrote on another group about how he almost lost his privileges because of a similar company,

If you have not had contact with them in the last thirty days and they are on the do not call list; it will be just like at Christmas: you better watch out!

Somehow you have to ask for it.

I think a letter with your resume and what you normally offer your listing clients would work well.

The most effective way for me is when people give me their phone number.

I don't work in expired at all but when I would like a number I simply ask.

If you are talking about a specific person I just "Google" them and it always comes up with a little sifting. If you are looking for a bulk amount of numbers for say a neighborhood you are farming I do not have a clue Michael J. Perry
