Stephanie was the girlfriend of my client Jerry, whom I have adopted as a son. She had been renting her home and decided she was tired of throwing her money away. Stephanie had owned homes in the past so she knew already what to expect during the mortgage process. There were very few homes available in her desired school district and price range. She chose one and we wrote the offer that day. The location of this home was in a rural setting and qualified for a no down payment loan through USDA. Three weeks later she pulled her rental truck into the driveway and introduced her children to their new home. We Want A Place To Call Our OWN! Courtney and Jason were living with her parents and his young daughter use to come visit almost every weekend. Everyone got along just fine and in fact Courtney’s parents thought of Audrey as their own Granddaughter. But Courtney and Jason kinda just wanted a place to call their own They knew they had the credit and soon the savings would be enough for a modest home. She wasn’t quite ready to buy and was talking with a co-worker about buying a home in the Spring. Her Co-Worker told her she absolutely positively had to use me as their REALTOR® because I was awesome (Her words, not mine, but I like them) and Courtney called me. At our very first meeting we sat down for about an hour and a half and went through every step of buying a home from pre-qualifying to talking about what they wanted in a home, what location they wanted to live in and how long they planned on staying there. She knew what steps we were going to take and what to expect along the way. The very next week we started looking and the homes in their price range and location were in short supply. We looked at several and got a little discouraged that we would find a home they could move into without a total renovation, but I would not let them give up. I knew what they were looking for was out there. If I hadn’t sat down and gone over everything they would have been overwhelmed and stressed out. However, they knew what was happening and what the steps were ahead of them and were relaxed and enjoyed the hunt. When we drove in the driveway of the last one we looked at we all knew it was THE ONE. Inside was immaculate but very outdated, which they said they could live with and fix up as they were able to. I have Saved My Money, I Have Good Credit and I Want A House! Nathan knew we were in a Buyer’s Market. He has worked hard and saved his money, has good credit and now he wanted to buy a home… The area he chose to look for a home was large. He works at the north end of the County and all his family lives in the South end of the County, so his options were pretty much open. Nathan had been pre-approved and knew what he could spend. The problem was, the homes in his price range were not acceptable living quarters. The property conditions varied from horrible, run down to, this could work... but he just wasn’t feeling it. In the meantime, I received a call from a distressed home owner who had done his homework on the internet. I have written extensively about Short Sales, and the options a Home Owner has. This Home Owner was transferred out of state and could not afford two homes. I listed the property and immediately called Nathan and scheduled a showing. I told him if he was willing to wait about 6 months I thought he could get this home in his price range. He said if he could get this home at his price he would take it! The Home Sellers bank countered his offer and eventually approved it. I was in a very untenable situation looking at a potential foreclosure and thinking that was the only option I had. They Were Young, and Made Some Bad Decisions, They didn’t know Credit Was So Important… Until their family outgrew the rental and they wanted to buy a home. Korey and Stephanie called a local Real Estate Company and was fortunate that I was on floor time. This was during the First Time Home Buyer’s Tax Credit and because of bad decisions made in the past, they were not only unable to take advantage of the $8,000 First Time Home Buyers Tax Credit, they could not buy a home at all! I recommended they contact a local Credit Repair Company that I knew would really try to help them. The were educated on how to fix their credit and advised what types of credit an underwriter would be looking for. Job stability for the Kenny was not a problem. Stephanie was employed by the RV Industry and as almost all of the Manufacturer’s were cutting back drastically, Stephanie’s employment was up and down. She found another job that was stable and has worked her way up into a management position. Friday, March 11, 2011 their American Dream of Home Ownership became their reality. After almost 4 years of making sure their decisions were to their benefit, the Baker’s were packing and moving and crying, all at the same time… Many times over the past several years Stephanie has called me with the names of her Family and Friends who even mentioned they were thinking of moving. Every time I see them I get hugs and smothered with love. Champaign Taste, But Not The Budget… Chris and Caraisa have lived in a manufactured home for all their married life, and decided a stick built home was more to their taste. They had no basement, no garage and little storage. After getting them pre-approved we found several homes suitable, but the one they had their hearts set on was an REO Property that needed a lot of renovation. The very worst thing that could have happened would have been if they bought the home and then not had the money, perhaps for years, to fixed it up according to their standards, instead I educated them about FHA’s 203K Streamline Loan that would allow them to purchase the home and give them money to fix it up now. Caraisa got down to business shopping for the features she wanted in her dream home, turned in the estimates to her Mortgage Professional and we were on our way. Chris and Caraisa were so excited! Just about this time GMAC halted all sales on REO Properties in 22 states, and this was one of them. The Listing Agent only knew that the hold affected this property. I pointed Caraisa in the direction to go to seek answers about this property. She kept in touch with GMAC every week, then after a month or more Caraisa received the call from the GMAC’s Spokesperson letting her know that her dream home was one of the first to be released because of the effort she put forth. Chris and Caraisa are right now happily providing some elbow grease in the finishing of their home. Plans to move in are within the month. Caraisa has told me over and over that she couldn’t have done it without me, I’m the BEST and I am the BOMB! (Big Smile) Whom do you know that has Champaign Taste, but not the budget? I had the distinct pleasure of meeting one of Elkhart, Indiana’s premiere Realtors over a year ago at a friends wedding. She told me then that she was shooting my then number 1 spot on ActiveRain. I laughed it off at the time. Well, I am not laughing anymore. As I fell from #1 to #2 to #4. While most agents and mortgage guys are here are blogging about the most asinine things in the all mighty search for more points. Evelyn does not do not. She gives pertinent information about not only Elkhart, but real estate matters as well, such Elkhart short sales, FHA Lenders, The Indiana FHA Expert. She uses her blog as an extension of her advertising of her Elkhart listings featuring many of the areas great subdivisions such as: River Shore, Country Creek and Whispering Valley. All the while she is gives out great information on showing other real estate agents, how to write up a short sale offer to helping "for sale by owners" sell their own property. I really cannot say enough good things about Evelyn, I think you need to go find out more for yourself.

We were looking for a house to buy and saw one listed with Evelyn Johnston. We called her and scheduled an appointment to go inside. That wasn't the house we wanted but Evelyn set us up with an automatic notification of homes with the number of bedrooms we were looking for, in the price and area we wanted. When we saw something we liked we called, she made appointments and then we met her there. While driving around I found several other homes that I thought might be possibilitites and we made a day of house hunting with Evelyn. We found it! Both Lucas and I felt it when we walked in. It needed lots of TLC, and we were ready willing and able to provide it. We envisioned what it would look like when we finished it and made an offer on the property. We got it! We closed on the home of our dreams, spent several very long days remodeling and fixing and we are still doing more! But, this Christmas we will begin traditions in our very own home, the first we have ever owned! Our children will tell stories about the memories we made here. Lewis Moved Out of State to Find a Job Lewis lost his job when the Recreational Vehicle Market had the worst downturn in history in 2009. Our unemployment in Elkhart County was the highest in the whole country at just below 19%. When Lewis could no longer make his mortgage payment I educated him on the value of listing his home and selling it as a short sale, so we listed his home. If we would not have sold the home, Lewis would have either had to file bankruptcy or go into foreclosure. Instead we got no less than 6 offers on the property and the long negotiation process caused several offers to be withdrawn. In the middle of negotiations the mortgage lender sold the loan and we had to start over. From the first offer to closing was approximately two years. Lewis said I kept him out of bankruptcy and foreclosure because I would not give up on the process nor would I let him give up. We closed on this property just a few weeks ago and Lewis is starting over with neither a bankruptcy nor a foreclosure on his record! Who do you know that is struggling to make their house payment? We were so impressed with our REALTOR we just had to tell someone. My Husband and I got into financial trouble on our home, like so many others these days. We were 21 days from loosing it to a Sheriff Sale. That's when we received a letter from Evelyn Johnston in Elkhart. She said in her letter that she could help us, if that is what we wanted. We wanted! Let me tell you what she did! We listed our home with her, she explained to us that the bank would not let us receive any money, but that was alright, we just wanted out. Four days later she got an acceptable offer, we agreed to it and we are now in negotiation with the bank. She Stopped The Sheriff Sale! We do not know yet, at this point, if they will agree to take less money on our home than we owe or not, but we do know that Evelyn is very good at what she does. TO WHOM IT MAY CONCERN: As real estate investors, we have been affected by the lender requirement changes threatening our buyer's as much as it has the traditional real estate market. No matter how well we plan, sometimes we find ourselves in difficult circumstances and unfortunately the last 6 months we found ourselves needing to but not wanting to sell our home. My husband and I found ourselves having financial difficulties in the fall of 2007 after my husband left the RV Industry. We fell behind in our mortgage payments and soon realized that foreclosure was imminent. After moving in July of 2008 we received a letter in the mail from Evelyn Johnston. We disregarded it at first, but received a second letter from her at the end of July. After discussing it, we decided to give Evelyn a chance to explain how she could help us out of our nightmare. Upon our first meeting with Evelyn she was up front with how she could help us with a short sale of our property. She asked us what we wanted to accomplish and told us what we could expect from her. She wanted us to sleep on it and not make any rash decisions before we took her on as our realtor. My husband and I had an instant sense of relief talking with Evelyn about how she could help us; we called her the next day. Evelyn sent weekly reports on how our house was doing with online reviews and always kept in touch with any new information that she had gotten. Within a three month period Evelyn did extensive leg work, had several showings, gave us weekly updates and had extensive dealings with the banks to help get our hose sold and off the sheriff's auction block. She goes well above and beyond her job duties to help the customer get the help they need. We truly believe Evelyn was a God send to our problems. My Husband and I first met Evelyn Johnston with Prudential One Realty when we wanted to look at a home for sale. We were looking for a place to move because we had some medical problems and got behind on our mortgage. We knew we would not be able to get caught up and would eventually have to move out. All I can say is we just connected with Evelyn. From the moment we met her, it was like being with a member of the family that we hadn’t seen in awhile. Although she was professional in her manner, what showed up to us the most was that she cared about meeting our needs. Not just selling us a house. Since we have gotten to know her better, we know we were exactly right. She cares, and that makes all the difference. Our home was listed with another brokerage, for a whole year, and we did not get one offer. When our listing expired, we had Evelyn come list our home and WOW what a difference. It was like grand central station. We had so many people in and out of our home it made our heads spin. Evelyn advertised and marketed our home aggressively. And the reports she sent us on the activity was consistent. We knew how many people were searching for a home like ours through prudential’s exclusive relationship with Yahoo!, and she used a 24 hour recorded message number that tracked every call that came in, and she called them and reported to us in the form of a monthly written report. We received an offer in May, she brought it to us, explained exactly what it meant to us and our mortgage company and then she kept in constant contact with the bank. We have no idea whether or not the bank will accept it, but we know that however this works out, Evelyn has done a really fantastic job. To Whom it May Concern: I had my property listed with another REALTOR for six months and I only heard from them once (and it was to complain there was no electricity dew to a power outage from a storm) and not one offer. Several months ago my life took me in a direction that I never thought I would be in. Due to events that I had no control over I was unable to pay my mortgage any longer. This broke my heart, my word is very important to me, and I couldn't keep it. I received a letter from Evelyn Johnston offering to talk to me and explain how she could help me prevent foreclosure. To be honest with you I threw her letter away. The next morning I pulled it our of the trash and re-read it and threw it back. Something made me pull it out again and call her. It was called HOPE! She came to my home and explained in detail what was happening, what would happen next and long term what each thing meant to me, my family and my credit. I decided on the spot to trust her and listed my home with her. She never let me down. As time went on and my family brought up objections, she answered each one honestly. Before long we had not one, but two offers. She explained each one to me and I accepted one of them. She then went to work with the bank and negotiated a settlement with them. Evelyn kept me updated during the process and then one day she called me and said we had the best of news. My mortgage company accepted the offer and we can close on it. I just wanted to write to let you know of the experience I had with one of your agents, Evelyn Johnston. I was looking for a house in a certain school district we had some issues we had to deal with and she handled them very professional. She found me the house in the area that I wanted, she presented the offer, when it was excepted, she was their to help me every step of the way and even anticipated a few problems and took care of them before they became problems. When problems did come up she would advise me how it is usually handled and then ask what I wanted to do, never pushed me to make a decision (of this is how its done). We Worked With 5 REALTOR®’s Before We Found YOU! Aram and Breana spent two years looking for their Dream Home with 5 REALTOR®’s trying to help them. They really wanted a home they could call their own, and they knew it was out there somewhere! They were getting tired of looking and very frustrated. They were very specific in what kind of home they were looking for, the price range they wanted and the location that would work best for them. And yet they were shown homes that did not represent their wants, needs or desires. They were on the verge of giving up! They called on one of my listings, I readily agreed to meet them and we chatted about whether or not the home met their needs and if they were working with another Real Estate Professional. They were not tied down to anyone in particular. I promised them I would set aside Wednesdays every week (their only weekday off) until we found it! I sent them daily emails of homes that met their criteria, and we emailed back and forth the homes they were interested in seeing. The first Wednesday we looked at 4 or 5 homes and they made an offer on one and was under contract within hours. They have since moved in, had a House Warming Party and have settled down in their Dream House! Mrs. H thought Bankruptcy Took Care of Everything When it Discharged… The Heinz found themselves in a very tight financial position, no matter how hard they tried, they were not able to get caught up and bankruptcy was the only answer for them. Soon after that, divorce solved their other problem. Mrs. Heinz stayed in the home and continued to pay the mortgage payment. For years and years, and the bank accepted payment each month. Mrs. Heinz worked very hard trying to repair her credit, no late charges, no over spending. At one point she even tried to sell the home, but there were no Buyers. Mrs. H. checked her free online credit report and found no record of her on time mortgage payments for the previous 7 years. The bank told her that although the bankruptcy meant she was no longer responsible for the debt, they appreciated her timely payments. It would not report on her credit report either the balance owed or her payment history. Mrs. Heinz receives my newsletter every month and called me to help her find either a home to buy or one to rent. She was tired of paying and not getting credit for the great job she was doing. I referred her to Roger Maxwell of Guaranteed Rate Mortgage Lending for credit approval and he informed both of us that Underwriter’s don’t necessarily look at the date of discharge, they look at the date the property changed hands. In this case, that hadn’t happened. So I listed the home at current market pricing, we received an offer, started looking at homes available and wrote the offer on the home she wanted to live in. We soon closed on the home that was included in the bankruptcy and three weeks later Mrs.Heinz closed on her new home. My Husband and I got married in September and got prequalified for $50,000. I called an office number posted on a house for sale and talked to an Agent named Evelyn Johnston with Prudential One Realty. She readily agreed to show us the home even though it was for a low dollar amount. The home was not one we were interested in and Evelyn talked to us about Credit Builders Inc. CBI is a company that repairs your credit. We made an appointment, signed up and just a few months later we were able to start looking at homes again! We looked aty several, put offers in on a few that we did not get and then one day we walked up to a home that was still being built and fell in love. We made an offer, it was accepted and then we began the dreaded wait until it is finished! Evelyn called us (when we weren't calling her...) and would say she has a few minutes, would we like to go see what has been done. She was pulling for us during the whole process and took care of all the details. She even offered to host an open house for us so we could meet our new neighbors!
