I only use a mortgage calculator to figure monthly payments. Figuring out if a buyer has income enough to qualify is the lenders job. Too many variables to consider, and I don't want to get that involved in my clients finances.

The 90's called--they want their QQ Plus back for the Smithsonian exhibit (couldn't resist).
There is an app for the Iphone for the Qualifier Plus--it's very cool. you open it and it looks identical to the old hand held device. I have one for the HP 12c too.
Mostly I run the Simple Nexus app. I give it to my borrowers so they aren't calling me every ten minutes for payment quotes. "How much for $550,000 purchase???" "How much for $540,000???"
"Let's run $535,000"
That crap makes me want to pull my eyeballs out...I just text them the link for installation on their smart phone and that does the trick.
Couple a cool things I learned:
- They slowly get over the payment shock as they realize what it's going to take to own that $600,000 house. They may be very resistant at first and then gradually wear themselves down to reality.
- You can see who's hot and who's not since you receive an email each time a prospect performs a calculation.
- your contact info stays in front of them every time they open the app.
I very highly recommend getting an app like this going for your business...
