Debbie Reynolds The best reason is the public understands and knows what a broker is. A Broker is perceived as knowing more than an agent and lends credibility to the industry in the eyes of the client.

In Florida it is 72 hours plus 60 hrs post licensing. That's an additional 132 hrs of education which I felt was extremely important to have that additional education and broker level knowledge. I also like having the option of opening my own brokerage if I ever decided to do so.

Even as an associate broker within a large company it gives the agent that added leverage that they could go out on their own. in a word it provides options.

I've always had a broker's license, but here in NC we are an "all broker" state, which requires all licensees to become full-fledged brokers within two years of getting their licenses and being provisional brokers. It reduces liability for brokerage firms that way.

I think it depends on the business model a person would follow after getting their broker license. If someone is going to run a one man office I can see a lot of advantages...like making more money and following your OWN office policy. If someone is going to take on other agents, then there is a lot more to this and you have to make sure you can supervise your agents and manage the office.
In Colorado we have what's called single licensing. All agents start off as brokers, but have to spend two years being supervised by a managing or employing broker. After that an agent can take a test and become their own broker for their own company. There is more education required if the broker wants to take on other agents.

I have cherished my broker's license. First and foremost, it increases your bottom line if you choose to use your own license (vs. hang it with a company). I also like not having to send me paperwork out for signing and review. Lastly, I get to decide what type of business I want to run as opposed to someone else telling me what's acceptable and what's not.

To have control over your own work and keep 100% of what you earn. When I worked for other brokers I found I was getting no support, no leads, and yet I was paying them. If I was getting leads or valuable support I would have stayed an agent.

"Options" is probably the best answer.
Honestly, I never wanted my Broker's license until I was, essentially, forced to open my own business... because no office here would let me do property management. Property management income ended up saving me during the crash.
The broker license does come with an additional expectation (legally) of competence. No-one ever expects to get sued but it does happen. The broker license is a disadvantage in that scenario.

Debbie - I have been considering getting my brokers license for a while, but I have no plans on going out on my own.
926,045
This is a two-stage process: you can have your broker license and continue to work under another broker. In this case, the additional education required to get the license should be beneficial. For marketing, it makes little difference sometimes as clients often do not differentiate between agent and broker. It does contrubute to a sense of independence and self-confidence when presenting yourself. Second stage is if you want to start your own company, then the broker license will give you the flexibility to do so and run your own show.

I am in the process of obtaining my Broker license. I have all the credits I need now and all I have to do now is study and take the exam. The reason I am getting it because of more knowledge. It also shows more credibility to consumers. This also give me the option to open my own firm in the future if I wish.

I have not come up with a good reason to be a broker yet after 31 years as an agent. I do not want the reponsiblility.
793,439
Debbie Reynolds I have all of the requirements to take the broker's exam and had them completed by 1999. The real estate market was red hot so I never took the exam. The word has been that in the future all Realtors will need to have a Broker's License to be a Realtor. I'm looking into taking the Broker's Exam for self pride. That is the number one reason but it will help promoting myself to clients in the future once it has been attained.

I got mine in 1978 and that's what I applied for....very few opted for a salesman's license....now there's no choice.... and it's probably for the best!! you'd only need it if you wanted to open an office.....

The consumer associates a higher level of skill/experience when broker appears after the name. The rest of the alphabet soup does not produce the same result.
Of course, with a brokers license you are just one good attorney away from opening your own shop and commanding your destiny.

I wish I had got it. I did not see any reason to get the broker license and now I wish I had.

Debbie Reynolds I think it's for mental satisfaction - and if you have desire to open the brokerage yourself , it is handy.
I think that seems to be the only difference between salesperson and broker in MA - to best of my knowledge.
