Home prices continued the softening trend in Quarter 1 - 2022 with the average sale price down 13% and median sale price down 15% compared with the most recent three months of sales activity in Hunter Oaks. Although home prices have softened, the list to sale price ratio was still a very respectable 97.9% with two of the five homes that sold, selling at over 100% of list price. Inventory remained tight with just five homes selling in the first quarter. We saw that trend continue in the Fourth Quarter of 2022, with both average and median home sale prices down quarter-over-quarter. Year-over-year, Hunter Oaks home prices continued to rise but leveling off slightly in the final months of 2022. Median home sale prices have remained above $700,000 since August 2022. The list to sale price ratio for the year was just over 103%. In the Fourth Quarter the median list to sale price ratio increased by 0.5% over the Third Quarter 2022 and days on market dropped by 50% to just six days.
