I haven't done a speechless Sunday in quite some time but yesterday I caught something that I felt was photo-worthy.  Yesterday I was sitting out on my front porch when a baby birdie came flying up and frantically grabbed onto my window screen fluttering about...It finally settled in the chair next to me where it sat and chirped for a while.  I wasn't able to get my camera in time to capture shots of it in the chair, but it made it's way over to one of my peonies where it hung out for a while.  I believe this was it's first flight... Anyone know what kind of bird this is?

The rule on investment properties or flipping homes is that if the home is sold for more than 100% of the original purchase price, then it must have two appraisals.  Federal Housing Administration (FHA) states that there must be a second appraisal in order for the property to close.  This is an FHA rule not a lender rule.  The buyer pays for the first appraisal usually through closing costs, but the buyer cannot pay for the second appraisal.  Who is the responsible party for the second appraisal?  The seller is the responsible party.  The seller has to pay for the second appraisal in advance.  As Real Estate Agents we must make sure we inform our clients of this from the very beginning.  My perspective on this is that if the buyer already gets closing costs for appraisals, right?  The s...

One of my favorite things about Lawrence Township and why I live here is the beautiful landscaping with winding roads (i.e. Fall Creek), mature neighborhoods (i.e. Feather Cove and The Moorings) and custom homes (very few cookie cutter neighborhoods).  Feather Cove is one of my favorite Indianapolis neighborhoods because the drive down Courageous showcases all of the above.  The landscape is just beautiful.  Add to that that many of the homes for sale in Feather Cove are on Geist Reservoir.  Feather Cove is a very large neighborhood, there are over 575 homes ranging from $200,000 to $1,800,000.  On average, 75 of the 575 homes have waterfront views. I held an open house on my blc listing # 21017969  2541 Braxton Dr, Indianapolis In 46229 this past weekend, Although I had lots of interest and maybe an offer later, The # 1 thing on peoples minds is getting the Buyers Credit.  My listing is a short sale. It takes most  buyers out of the Market for my listing as an offer has to be aproved by the Seller and the Bank by April 30th.
