As Spring approaches, many Geist residents will want to dine outside; there are many options for that.  One of my favorites is Bella Vita's in the Geist area.  Did you know that Bella Vita means Good Life? One of my favorite things about Lawrence Township and why I live here is the beautiful landscaping with winding roads (i.e. Fall Creek), mature neighborhoods (i.e. Feather Cove and The Moorings) and custom homes (very few cookie cutter neighborhoods).  Feather Cove is one of my favorite Indianapolis neighborhoods because the drive down Courageous showcases all of the above.  The landscape is just beautiful.  Add to that that many of the homes for sale in Feather Cove are on Geist Reservoir.  Feather Cove is a very large neighborhood, there are over 575 homes ranging from $200,000 to $1,800,000.  On average, 75 of the 575 homes have waterfront views. I held an open house on my blc listing # 21017969  2541 Braxton Dr, Indianapolis In 46229 this past weekend, Although I had lots of interest and maybe an offer later, The # 1 thing on peoples minds is getting the Buyers Credit.  My listing is a short sale. It takes most  buyers out of the Market for my listing as an offer has to be aproved by the Seller and the Bank by April 30th. As we all know Lender approval would not probably happen that soon.  Realtors are advising their clients to stear clear and rightly so unless their buyers want to expect no buyers credit.  The house is located in Warren Township, Indianapolisand is a good value though and like I have told the possible buyers that came through if you care about the buyers credit then this probably isn't your house.  If you true...

This is the first blog post for Geist Waterfront Real Estate; I currently write for Fishers Real Estate and Carmel Real Estate and one of my team mates writes for Noblesville Real Estate. Geist Reservoir is a 1,900 acre waterway that is located in Marion, Hamilton and Hancock counties.  It was originally built in the early 1940's as an additional source of water.  It is named after Clarence Geist, who was a former owner of the Indianapolis Water Company and instrumental in envisioning Geist Reservoir as a solution to the deficit in the Indianapolis water supply. Broad Ripple Village Real Estate Market Report Following is the market report for the area known as Broad Ripple Village as of April 5th 2010. WOW, What a month!  March sales saw a significant increase over last year's sales.  In addition, the average sales price was much higher than last year.  Not only did sales do well, there were six additional properties listed in the month of March which brings the current number of active listings to 74.  All in all, these numbers are very promising.  Not only did we see better numbers than we did last month, but we saw significantly more activity than we did this time last year! You have to push on your Short Sales to get things done for your clients!     Well, we survived another Short Sale battle. There wasn't a doubt in my mind that we wouldn't-the issue didn't make any sense.     At the last minute-I.E., day before closing, the negotiator with Chase bank, who mind you, had been on top of communication until this point, received the final settlement statement for closing.  She said that investor would not allow prepaids for the buyer to be paid by the seller/bank on this file. Prepaids???
