Can I Short Sale in Fort Lauderdale If I Don’t Have A Normal Hardship? We recently received this question “Can I Short Sale in Fort Lauderdale If I Don’t Have a Normal Hardship?”  at the Fort Lauderdale Foreclosure Institute from Chad. Here is Chad's Situation. Chaid said: "I own a condo in Fort Lauderdale, Florida. I purchased my unit in 2007, pre-construction for $375k and have a mortgage balance of $337k. For a while I have been trying to sell my unit for over two years with no success. I have been unable to refinance because my unit is worth much less than the balance on my mortgage. My request for a loan modification has been denied. I must move by this summer and do not want to make a penny on the sale. I just want to get rid of this property. I have been advised that I would no...

What is causing the decrease in discounts for foreclosures? No longer conjecture or speculation, we now have solid, raw data showing the once mighty discount on foreclosures has dwindled from its peak of 30% in 2010 to the current value of only 12% nationally compared to regular sale homes. Twelve percent is the same discount foreclosures offered in 2004 before the housing bubble began, and before most Realtors had been forced to experience the mounds of extra paperwork, surrender of control, and extended delays for no apparent reason that accompany working with a third party lender .   What is causing the decrease in discounts for foreclosures? Mortgage delinquencies and therefore new foreclosure starts are falling quickly, mostly fueled by continued and sustained low mortgage interes...

Buying A Home After Foreclosure In Fort Lauderdale The housing market is in an upswing and will continue to recover over the next several years.  It is the best time now to start cleaning up your credit and re-establish your financial stability when you plan of Buying a Home after Foreclosure in Fort Lauderdale. The housing market recovery started late last year and will continue into 2013. It still will be a long and slow recovery before prices recover to the level 2006/ 2007. So far we expect a price increase in 2013 of 8-10% compared to last year’s prices.  Home supply (inventory) in the past month has decreased and could not hold up  with the demand.  More listings have been sold, and fewer homes entered the market. This is a typical situation for a market cycle where demand super...

When gathering information from the web it is important to double check your information for accuracy and use a variety of sources to obtain your information.  False information on the web and in the wrong hands can ruin your credibility and cause unnecessary questions and mistrust from your friends, family, your employer and your customers.  I want to share this with you. Can you explain the home selling process in Fort Lauderdale?     Every home sale in Fort Lauderdale is different, espial now in today’s market. We have to look first every home seller situation. We have different sellers with different needs. If you are an arm lengths seller, you still have enough equity in your home and the payoff would cover your mortgage, if any. The selling processes for these homes are straight forward and called an arms lengths transaction. First a seller should find a representation in the sale of their home. In most cases they will hire a real estate agent or Realtor. Keep in mind not all real estate agents are licensed Realtors. Only Realtors are abide by the Code of Ethics. In many cases the listing agent than will list a home and tries to find a buyer. If we ...

Why do I need A Buyers Agent In Fort Lauderdale?   We cannot stress enough and answer the question “Why do I need A Buyers Agent In Fort Lauderdale? “ over and over again. Sadly to many times we see when home buyers engage with the listing agent on a Fort Lauderdale home, without even know what they are going into. Buyers are under the impression and think that they maybe can get a better deal when buying direct from the listing agent.  But this is not the case. Why do I need A Buyers Agent In Fort Lauderdale? 1)      The listing agent represents the seller! The fiduciary responsibility of the listing agent is with the home owner, because they have a signed contract. What has a buyer – no signed contract? This means all information given to the listing agent needs to be disclosed to the...

Strategies For Winning In Multiple Offer Scenarios   Current inventory levels in Ft Lauderdale are at new lows.  The combo of low housing values, low interest rates, and a busy Spring tourist season is a recipe for a very unique situation where Ft Lauderdale's housing values are being pushed up, and multiple offers on desireable properties are becoming commonplace. In situations like these where the seller receives multiple offers and requests everyone to resubmit their offer at their best and highest price, what should your strategy be?   In short, buyers had better be ready to pay more and  have rock solid financing in place if they are to be the highest and best offer on the table! Victoria Park Recent Sales I have always loved Victoria Park in Ft. Lauderdale. To me, it represents South Florida the way it should be. When someone in New York or Michigan is reading about the Sunshine Sate, it's Victoria Parks photos that should be shown. The old time Plantation shutters on windows, the overgrown trees hanging over the streets and the ocean air you can smell. You're only blocks away from the salty sea. I think this is what Florida is all about. It kills me to hear a resident say, "Oh, I never go to the beach." What! What are you doing here? In Victoria Park there are no track homes that almost touch your neighbors home, no similar floor plans, one after the other and no carbon copy landscaping. Just breezy, open verandas with palm trees enhancing the view. Some homes...

Developers are proposing more than 1,000 new residential units - a combination of rentals and condos - in the Downtown Fort Lauderdale and Beach coastal area as the South Florida real estate market increasingly shows signs of stabilizing from a crash that began in 2007.   The latest wave of nearly 1,020 units - slated to be built by six different developers - means more than 4,250 new rental and condo units are now proposed for the Downtown Fort Lauderdale and Beach coastal market as of Nov. 21, 2012, according to city of Fort Lauderdale records and the Miami Herald.    Unlike many of the other South Florida coastal markets experiencing a surge in proposed projects, developers in the Downtown Fort Lauderdale and Beach market are focused predominantly on rental units rather than condomin...

www.MiamiFreeHomeInfo.comBy Chad Gray The Fort Lauderdale real estate market has turned the corner from being a buyer's market to a seller's market, thanks in part to being a highly desirable destination. A buyer's market is one in which there is an overabundance of homes on the market in relation to the amount of buyers. In this scenario, it is not uncommon to see seller's vying for a buyer's attention by offering incentives like paying closing costs, lowering the sales price and offering closing bonuses. In contrast, a seller's market is one in which there is a shortage of inventory on the market in relation to the amount of qualified buyers. In this scenario there are often bidding wars, which drives up the price of a home. It's no secret that the Miami-Fort Lauderdale real estate ma...
