To reasons to not choose your tenant.I know, I know, what do I possibly mean?  Not choose my tenant?  But I want a good tenant? I want a tenant with a job?  I want a tenant who will take care of my property. Yep, I understand all of that.  What you don't want is a prospect who will turn you into fair housing for discrimination. When you hire a professional property manager like Susan Goulding, at Crown Key Realty, Inc (CKRPM) we know you want a great tenant.  So do we!   Good tenants make our job easier. We want someone with a good credit score, with good employment, without any foreclosures, etc. However, we can have the best of both worlds.  When you have stringent criteria set up and you approve and offer the rental to the first qualified tenant, you will significantly reduce your ri...

So here it is 2021.Seems like 2020 would never end.Do you have a rental property? Do you self-manage?Here are the Top 5 reasons why that may be a bad idea in 2021. 1) Do you know all the updated rules?  Not just the CDC rules, the State of California Assembly bills?  Did you send your tenant's the AB1482 Notice?  It became law in January 2020. Before anyone knows COVID 2021 would even be a THING.  You had until July 2020 to deliver your tenants this notice.  The is the Just Cause Eviction Notice.  Basically, if you owned a single-family home, not owned by a corporation, you had to tell your tenant's that you were exempt from AB1482.  If you did not deliver this notice, guess what, you WAIVE your exception.   Want to know why this is a problem?   Well you can't terminate their tenancy wi...

This home is located in the desirable Brookside West neighborhood of Stockton, CA.  It is conveniently located just a few blocks away from I-5 and is a short walk to Starbucks for your morning coffee, In-N-Out for lunch and the iconic Dave Wong's for dinner.  It is in the Lincoln Unified School district.    It is a three bedroom, two bathroom, 1,559 square foot home that features one downstairs bedroom and full bathroom.  It is ready to move right in!  Also a plus, the refrigerator, television, washer and dryer are all included with the home.          The front yard is landscaped nicely, but the backyard is special.  There are two patios off each exit, a full length of the house pergola and a gently upward sloping yard with a walkway through japaneese maples and a pine tree.  It is ...

COVID 19 is upon us.You are a homeowner/investor managing your own property and you tenant won't pay rent.Yes, its tough right now. This is one of the best reasons that a property manager is worth their weight in gold.I get that you want to be nice. Let someone else be the bad guy. Get a property manager. They are experts at rent collection and most property managers are reporting they have normal rent collection and some residents trying to get out of rent are avoiding filing for unemployment or applying for aid, and plan on putting the burden on landlords instead. As a local property manager in Tracy CA, I do understant the frustrations of the investor and the tenant. We would hard to be sure rent is always paid on time, and as in situations like Covid19, we have systems in place to re...

How do you eat an elephant?  One bite at a time.  That old line came to mind when I first was introduced to this Lincoln Village home that recently sold.    We listed this home at the end of 2019, but the story started a little over a year ago.  We were working on another home in Stockton a few blocks away doing estate sales and cleaning it up (This Longview house).  A friend from high school saw the work we were doing on a Facebook post and reached out to me to see if I was interested in helping their family with their estate home sale.  This home was in better shape than the home on Longveiw ave., but there would still be a lot to do.                       They were ready to move forward in October.  The first time we met, everything seemed a little overwhelming.  The house was fu...

Some transactions are a piece of cake...Ha!  This one was not.  Everything about this transaction really happened, except one thing.  What did not happen?     One of my closest friends, Mark, was raised in this home and I spent a lot of time visiting him back in 1970 something.  It is a very cute home in Stockton, CA with a large yard.  It was built in 1947 and it looked almost exactly the same in 2017 as it did when we were in high school.  In other words, it needed some love.  Mark reached out to me in late 2017.  His step father had passed away and he needed to sell this house.  Here were some of the challenges. There was no will and there was 16 heirs.  The sale would need court approval and approval of each of the heirs.  Did I mention almost every heir lived outside of CA.?  ...

Is it a buyers or a seller’s market today in Stockton? As experts in the Stockton real estate market, we get asked this question a lot.The answer isn't as simple as yes or no.The State of the Market for Buyers in Stockton, CaliforniaFirst, it really depends on the property type, location and the condition.Throughout 2018, single-family homes in great locations that are priced well have been flying off the shelves. There’s a lot of demand in the market for all areas and even in what was typically a slow market, we have seen houses of all price ranges sell.We started to see an end of year slow down but I think that is more a seasonal thing than a concern. Prices in all ranges have stalled so where we were seeing 3% to 5% growth in prices from this year to last we are starting to see a lev...
