Real buyers and real sellers as well as real people understand that the realities of the real world lets  solutions, adaptations and revisions become a part of the scenario.  Take a breath.

They need to get someone else out there to take care of it!

As I understand it - age 65 with underlying health conditions is asked to shelter at home. 

CAR came out with CORONAVIRUS ADDENDUM/AMENDMENT yesterday. CAR form CVA.   People need more patience and understanding now. If they want to get the transaction closed they must be cooperative with the things that are out of their control. 

     One of my sellers has an appraisal scheduled next week.  She was worried that the house won't appraise (older house in a rough neighborhood) .  Now she is concerned that the appraiser won't even show up. 

This is what I am worried about. Loan on my listing was CTC & the underwriters keep asking for stuff? Too much time on their hands? Not sure.

Our village offices are closed but we need transfer tax stamps here to affix to the deeds. 

My company owns a title company & has sworn to accommodate any closing if others will not do it over the next month.

Our business has ground to a halt.

No showings properties.

No client face-to-face meetings.

No inspections.

No open houses.

No professional photos.

No staging.

Yet...I wrote an offer for a client yesterday and am waitng for a response from the buyer/agent.

I had a call from an appraiser yesterday, she is coming on Monday.  Our building departments are closed, so permitting of the new builds are having delays.  The higher-end deals are canceling, as their investments are dwindling.

See my post yesterday about the CA Coronavirus Addendum. You keep the deal together and file an extension of terms or you cancel without penalty. Whatever serves your clients better.

Some things may need to be either waived, delayed, or both.

Other things will need to find a virtual solution, interesting times that will lead to innovative solutions to many things in real estate that could have used a more efficient solution long ago.

We've had an attorney write an agreement to delay in our contracts based on what is going on.

We can still do business online to a degree or utilize a video connection when possible. One of the lawyers who works with our office wrote a generic addendum for this occasion I wrote a blog on it yesterday

Everything is changing, many people's lives. If it's force majeure, maybe it's a good opportunity to rethink all big purchase or sale decisions, especially if they are discretionary.

There will be drive by appraisals or in office appraisals soon.  All standards are no longer standards.

Michael Jacobs stated our viewpoint perfectly.  A

rolling with the punches is about all we can do.  Construction about to be haulted here because inspectors being older and staying home.

There are many questions here.

The only one meriting an answer is  "How can we keep buyers and sellers from not running?"

And, nearly EVERY Active Rain participant in the Q&A section knows the answer. We were THERE in 2008 when the sky was falling and real estate was bought and sold. I have always found that reminding myself of my clients 5, 6 and 7 empowers me to remind them of their greater purpose.

Remind them, "Don't be distracted by the storm and the waves then you won't sink into the water."  Of course, sharing in common the culture in which that story is shared would be beneficial.

Find out if another appraiser can take his place...Adapt and adjust...write up extensions...remain in good communication...you can only control what you can...even if you do everything possible, people will still make decisions without you in mind!

Expect delays. It is not worth risking your life to do an appraisal. 

Fascinating in general...if anyone pre-releases funds as like in an option to me, their place is guaranteed

We had appraisals 3 months out and longer for VA loands during our oil boom Caroline Gerardo . It was a huge pain but we all survived.

I have an appraiser issue. Suppose to close Mondy and appraiser has had teh order 3 weeks, longer than when the panic started. Now he thinks he may be sick and wants to go alone. Im calling the loan officer and demand a new appraiser. 

Retirement has its benefits in these difficult times!
