Our home inspection addendum requires licensed contractor to do the job and receipt provided. I prefer to use someone who will standby their work. Depending on the issue we request few quotes or use someone we know.

A little of both.  I usually go back to the tried and true ones, but when I need someone for a different type of job, I'll check with fellow agents to see who they recommend.

Since I will ultimately be 'accountable' for the recommendation, I only refer those who are proven assets.

If they are price shopping, I'll hand them the phone book. (Well, I don't know where one would find a phone book so they go to big G)

By the way, my proven assets have demonstrated accountability, professionalism and competitive (not cheapest) pricing.

For instance, I have a low cost roofer for whom you must wait (use for flips) and another roofer who can be more responsive.

that's one of those "depends" questions.   Depends on the depth of the issue that needs repair and who the seller is paying for the repair (if my listing) or buyer on the selling side.  Sometimes they want more than one price, if they do I get it.

If I have a known and trusted vendor, that is my first choice.  Otherwise I shop for the best choice (not necessarily the best price).

It depends on the repair.  For some such those type of repairs I have not ever had done in the past or recent pasts, I will shop around.  For other repairs, I use the same people all the time until something makes me switch.  In other cases, the first contractor who even shows up gets the job.

If it's a repair that I know fits in with my frequently called upon contractors that were arleady shopped and have done a great job for a great price for other clients, I refer one or more of them. If it's job that's outside of my regulars expertise, I ask around.

If I hire a contractor, I usually stick to my favorites. Cheaper is not necessarily better or faster. Service and quality is big in my books. But if a client needs to hire one, I suggest choices. Just because I like someone's work doesn't mean the client would and therein lies liability if I specifically suggest someone.
