After all these years in real estate, I've concluded. Some houses are just like people. Not just in the way they look, but in their personalities. There are friendly houses. You know the ones. The front door opens, sunlight pours in, and before you've even seen the kitchen, you feel comfortable. They aren't trying to impress anyone. They make you feel welcome. Then there are the shy houses. They don't photograph particularly well. Buyers scroll right past them online. But once you walk inside, they slowly reveal their charm. Like a quiet person at a party, they become more interesting the longer you spend with them. Some homes are old souls.Usually stone homes, historic homes, or houses built when craftsmanship mattered more than trends. They may creak a little and show a few wrinkles, but...

Hillandale at Georgetown, built in the 1990’s, is a gated community of townhomes and single family homes on the edge of Georgetown, next to the French embassy and across from Georgetown University Hospital. It is bordered by parkland on two sides, making its 42 acres seem even more serene and special. All About Hillandale at GeorgetownHillandale at Georgetown is a 42-acre gated luxury community, technically located in the Burleith section of NW Washington. It is just a short walk along Reservoir Road to all the shops and restaurants of Georgetown. Imagine waking up, checking your phone to see what your day looks like, and finding your morning blocked out by an urgent notification: "Your Cloud Storage Is Full – Click Here to Upgrade." Or perhaps: "Security Alert: Unauthorized Bank Transfer. Verify Identity Now." You didn't schedule this. It isn't in your email inbox. Yet, there it is, sitting aggressively on your calendar, demanding your response due to its manufactured urgency, complete with a digital alarm buzzing in your pocket.Welcome to the world of calendar scams and spam—one of the most annoying, effective, invasive, and overlooked social engineering tactics facing users today.Bypassing the Digital GatekeepersFor years, we have been trained to spot phishing emails. Why hasn’t offsite construction scaled faster? To answer that question, you need to realize that it’s not the factory’s fault. Yes, factories have constraints, but those are manageable. In fact, many factories are underutilized, with much time spent waiting on permits, funding, design signoff, or site readiness.Compared to other industries, regulation is highly fragmented. The same car can be sold in 49 states (California has to be different), but with residential construction, codes and rules differ by state and even by town. Processes vary as well. Do plans need to be approved by a third party or by the state? Are third-party inspections acceptable? A factory that builds in multiple states needs to know.In addition, local plan reviewers and inspectors’ interpretations of rules can lea...

Iconic cooperatives in Washington DC offer great choices from historic buildings to mid century moderns throughout the DC area.Coops are Different than CondosCooperative housing, commonly known as a co-op, is different from a condo (which is owned by an individual from the walls of the unit in.)  In contrast, in the case of co-ops, the entire building is owned by the tenants or members collectively.  When you buy into a co-op, you’re not purchasing a piece of property or unit in a building. You’re buying shares in the nonprofit corporation that owns the building. You’ll receive stock instead of a title as you would with a traditional home purchase. A co-op’s ownership structure makes this a unique housing option, with its focus on shared ownership and collaboration to run the property. ...

🏡📊 HOUSE PRICE APPRECIATION BY STATE & METRO AREA – Q1 2026U.S. home prices continued to rise in the first quarter of 2026, but the pace of appreciation has clearly cooled compared to the pandemic-era surge.Higher mortgage rates, affordability constraints, and softer demand have all contributed to slower growth nationwide — though local markets are telling very different stories.📈 National SnapshotAccording to the FHFA House Price Index:• U.S. home prices rose 1.7% year-over-year• This marks the slowest annual gain since 2012• Quarterly growth was a modest 0.5%While growth is cooling, most markets are still seeing gains — just at a more sustainable pace.🌎 State-Level HighlightsPrice appreciation ranged widely across the country:🏆 Top Performers• Puerto Rico: +16.3%• Illinois: +7.3%• Ala...

Are you using the name on your real estate license? This message was insprired by Debe Maxwell, CRS and Lew Corcoran who are hosting the ActiveRain June Challenge for members to find ways to improve this platform. Every one of us can take some action to make things better and to share our experience. Many real estate bloggers are using nicknames such as Bill, Bob, Joe or Ted and are possibly using a name that is a bit different than the name on their real estate license. The purpose of this blog post is to encourage members to make sure they are in compliance with their state rules and regulations. My full name is Calvin Roy Kelley and licenses usually show the full name or might show the first name, middle initial and last name. I go by my middle name, Roy. For business purposes, I usual...

Let’s be real with each other for a second about affordability. You deserve someone who will be honest and transparent about what’s going on, especially if you’ve got a move on your mind. Here’s the full picture of what’s happening and why: The good and the bad. So, you know what it truly means for your move. Because while rates are certainly a big part of affordability, they’re not the only factor at play.Mortgage Rates Have Been RisingAfter a year or more of rates trending down, they’ve started to climb again. And, if you’re looking to buy, that’s not what you want to see. But it has happened. And here’s why.Uncertainty is the enemy of mortgage rates.Ongoing global uncertainty, continued tensions in the Middle East, and inflation that remains stubbornly elevated are all contributing fa...

ActiveRain does not feature a built-in, one-click "Export" button to download your blog posts into standard formats like XML or CSV (which platforms like WordPress or Squarespace easily accept). A simple explanation below...Here's the potential challenge/problem, and also the possible solution:Because you cannot natively export your data, migrating or archiving your ActiveRain blog posts requires a bit of workaround strategy. Blogging 101 for AR Newbies (And Overall Refresher) This month's challenge confirms that ActiveRain is more than just pictures and posts, it's a people site that happens to be real estate related. One of the best ways to encourage memberships is writing content that grabs the reader by sparking conversations, through respectful debate, to teach and become the student. Though there are no secrets to blogging success. Here are 5 things that may help: Tell a hilarious story. I almost put a stray, orange tabby cat back into the house that was shown, thinking he got out. Thankfully, at the last moment, I noticed the owner's orange tabby cat was sitting on the arm of the couch after opening the door. I have been trying to lose weight since 2021, and if I’m completely honest, it has been one of the most challenging journeys of my life. When I first started, I thought that if I simply ate less and exercised more, the weight would come off quickly. Like many people, I believed that hard work would automatically lead to fast results. But that hasn't been my experience.Over the years, I have worked hard to control my calorie intake, make healthier food choices, and stay active. I walk three to four times a day for about 40 minutes each walk. I've listened to the advice that we should eat more fruits and vegetables, drink more water, and make better choices overall. I've done my best to follow those recommendations.Yet despite all that effort, losing weight has not been easy. There have bee...

It is not welcoming, friendly or interactive, but all so mysterious & deadly. The hostility is over-whelming involving Radioactivity, Cosmic Rays, Solar Flares, Meteor swarms, heat, cold, air issues, waste removal, food supplies and fuel, leaving out 1000's of other items in other words HOSTILE at least to our lifeforms on this planet. Do Your ActiveRain Blog Posts Comply with State RulesThis blog post was inspired by Debe Maxwell, CRS and Lew Corcoran, the hosts of the June Challenge for members of ActiveRain. The quest is to make ActiveRain stronger and better, and that requires actions by all of us as individual members. I have noticed that many blog posts contain limited information on the agent, the broker, the company name and the contact information. Some members may not be in compliance with state rules and regulations and the objective of this message is to encourage members to check to make sure they are in full compliance.I asked ChatGPT the following question and the answer follows. Do keep in mind that AI sometimes provides incorrect information. So, when you are checking on your state regulations, go dir...

Sparing the details, I had a water leak in the house which is a slab foundation in Campbell, CA. All the plumbing is underground. The story is a nightmare but what I learned is that my State Farm HO-5 policy would not cover the damage. I'm at $25,000 and climbing. My agent says there are NO homeowner policies that cover underground water leaks. Who knew? I'm still researching it but if you own a home built on a slab, you might want to contact your agent to see if you are covered.
