The verdict is in!  Local real estate company owner, Richard Davis, sued A&E for $7.5 million over a contract to split profits from the TV pilot show, Flip this House.  During the 1st season, Davis was created as the creator but never received payment from the wildly popular show.  This week the jury awarded Davis $4 million in damages for breach of an oral contract.  You can imagine that Davis and his legal team are happy with the verdict.  His attorney admitted, "...It's very tough to prove you had an oral contract with a major network." A&E sure is disappointed and I imagine an appeal will be filed.  What's the moral of this story? GET IT IN WRITING!!!!

I have to be honest, this is my first NAR conference. As the incoming President of the MLS for the our local board, these functions are mandatory, so here I am. After getting here and seeing what this is all about, I don't think I will miss again. There are 14,000 registered guests- there are 2.4 million agents in the Unites States. Those are not very good numbers. I heard a stat yesterday, 7% of the Realtors do almost 94% of the business. That's a staggering number. As you can tell by the photo below, local Charleston voters, turned out in record numbers to support their candidates. I thought that I was being "smart" by getting to the polls early only to learn that voters were there, in line, an hour before the doors opened:) Two things that I noticed about the people in my community: (1) They were young, old, tall, short, fat, skinny, white, black, asian, etc. all standing in line for the same       reason; nobody complained; nobody fussed; all with the same objective..to exercise their right to       vote.   (2) The first thing that the majority did after exiting the polling booth, before they put their cute little "I       Voted" sticker on, was to check their watch/cell phone to see how long that it had taken them to cast       their vote.  Whi...

I was sitting in a restaurant having lunch and couldn't help but eavesdrop on the three "suits" at the next table. I had already figured out that they were stockbrokers ( I use to be a financial planner, too) when I overheard one of them blurt out: "I am telling you now is the time!" said the youngest of the three. Charleston moves up to # 2 in Conde Nast Traveler's People's Choice Awards! In this amazing buyers market, there are a few things to consider when making an offer.   1. Ask your agent to really check the recently sold comps. You can get away with making a low offer but remember to not go too low, as you might insult the seller. It’s a business transaction but we are still talking about someones home. They can easily get insulted by a low offer.   2. Make sure you have loopholes! That’s right, contingencies will ensure that you are protected in-case something comes up in the inspection, insurance, mortgage or appraisal. Last week, the Today Show, shared winners of Condé Nast Traveler Readers' Choice Awards.  You guessed  it,  Charleston, S.C. made the Top 3 list of Cities in the US!  Charleston, SC beat New York City out of the number 2 spot for best U.S. city to visit.  San Francisco remained number 1 and New York City fell to number 3.  Additionally, The Sanctuary at Kiawah Island, SC, about 20 minutes South of Charleston, was ranked #3 of Top Resorts on the Mainland U.S.  Pretty impressive for little ol' Charleston.  Charleston, SC is beautiful, historic, charming, hospitable and full of great restaurants, beaches, golf courses, shopping and more! Each morning I drive to work on Hwy 17 through West Ashley to my office. It's a beautiful drive across two bridges. Lately I have been taking particular notice of a giant pumpkin patch on the lawn of the John Wesley United Methodist Church (626 Savannah Highway, Charleston, South Carolina 29407). Wow! The pumpkins are marvelous in the morning sunlight. So, I thought I would stop and take some pictures today to show them to you. Enjoy, oh... and stop by and buy a pumpkin.    The Pumpkin Patch "An intergenerational service project. We sell pumpkins on the front lawn of the church. The pumpkins are from the Navaho Indian Reservation in New Mexico. For those of you who are stuck in an environment where you can't watch videos, here's a plain old text version of the video.  (More or less the same message.....)  In today's video, I discuss the common misconception held by many many real estate shoppers these days.  "It's impossible to get a mortgage."  I get the same feeling when I watch TV.  All you hear about is doom and gloom and the "housing bubble".  Well I wont' lie... It's a tough market.  For Sellers!  Prices and rates are great for buyers though and mortgages are very much out there for the borrowing.   It's true that you can no longer qualify for a mortgage that's out of your reach, financially BUT if you have good credit, the right balance of debt to income and a steady job, you CAN get a mortgage if you talk to the right...
