It's happened to everyone (well maybe not everyone but for sure to me).  You decide to bake a batch of yummy chocolate chip cookies (or some other sweet confection).  You preheat the oven, carefully mix all the ingredients, and while you wait in anticipation for the timer to go off, pour a glass of milk.  Mmm, it smells so good, you can almost taste it!  After waiting for the tasty treat to cool, you take a big bite.  Blech!  Something is just not right.  What could have gone wrong?  Ugh, you missed one of the critical ingredients.  When baking, it takes the perfect combination of sugars, flour, and eggs (plus alot of other really good things).  But if you overlook just one, you're sunk. You need the perfect combination of ingredients to buy a home too.  You will need a good credit score ...

Inventory.  Without it, we have no business.  Last week was Black Friday and this week we had Cyber Monday, two of the biggest shopping days in the US.  In the weeks and months leading to the big days, retailers were carefully calculating inventory levels to ensure that store shelves and distribution centers would be sufficiently stocked with this year's hot items.  Blame my background in retail, but I'm always keeping an eye to our current supply levels in real estate.  Especially this year's hot item.I like to know what this year's hot item is.  So, today I have been carefully calculating the inventory levels of Edmond Real Estate by price range.  I've researched available listings, properties currently under contract and that have sold in the last thirty days.  Using this data, I was...

November was a busy month in Edmond Real Estate.  While you were busy preparing the turkey, trimming the tree and making your shopping lists, Edmond Realtors were hard at work.  During November 2010, 256 homes were listed for sale.  Of those, 30 are already under contract (the average list price was $210,670) and 7 have sold (the average sold price was $222,265).  Another 156 transactions closed after an average 90 days on the market.  The average sold price was $228,601.Among those transactions, one stands head and shoulders above the rest.  During November, an Edmond home that was listed for an astounding $4,750,000 went under contract!  No, I'm not involved in this transaction.  This is the highest list price of an Edmond home under contract in 2010.  So far this year only six homes ...

Whenever I am giving folks considering a move to Edmond a tour of the area, I try to include a visit to the MAC.  The MAC is Edmond's multi-activity center located at Mitch Park.  Serviced by the City of Edmond Parks and Recreation Department, the MAC hosts a wide range of activities for the entire family year round.   Their 2010 Winter Program Guide has just been released.  There are so many fun activities being offered this year.  For the little guys (preschool and youth) there will be opportunities to make bird houses, ornaments, and wooden snowflakes.  There will be celebrations of Groundhog Day, the Super Bowl, and even Walt Disney's birthday!  Elementary age students can make Valentines or learn to sew.  Teenagers will learn to draw, sew, make pottery and mosaics.  Adults can crea...

Edmond OK  Are you a first time buyer looking for a home under $175,000?  Do you have your heart set on new construction?  Then you better keep reading!  Today I toured several new homes in a new development in NW Oklahoma City called Skyler's Court.  After touring, I could not get to my computer fast enough to tell you all about it! Skyler's Court is located in NW Oklahoma City off of NW 192 Street between May Avenue and Pennsylvania.  I came from Hefner Parkway and the Turnpike and it took less than five minutes to get there.  So, it's super convenient if you work in Oklahoma City.  It's location also means that while it's actually in Oklahoma City (OKC utilities and taxes) the kiddos attend Edmond Public Schools.  So, you get the best of both worlds! While I was there today I toured t...

The Quail Springs area in NW OKC is the place to hit for shopping and dining.  It seems like everything you could possibly need can be found just off Memorial between Pennsylvania and May Avenue.  You can shop Target, Sam's, Best Buy, Lowe's and of course Quail Springs Mall.  When you want something to eat whether is it seafood, steaks, or Italian the choices are limitless!  Wouldn't it be great to live near all of those conveniences? You can at Robin Ridge!  Let me tell you a bit about this great community!  Located just a mile north of Quail Springs Mall off NW 150 Street between Penn and May, you could easily hop on over to grab a bite to eat or hit the mall.  As an added plus it's also just a mile north of the Kilpatrick Turnpike and a mile east of the Hefner Parkway (highway 74) so ...

Edmond, OK  I first heard about the "Haunted Circus" about a year ago.  My daughter was heading out there with a group of friends.  They claimed there were empty cages, trailers and more.  Honestly, at the time I didn't really think it existed.  I thought it was probably a teenage legend of sorts.  After all, if there was an abandoned circus in Edmond, I would have heard about it before them!  I figured they would have a great adventure and forgot all about it.Until this week that is when the topic came up again, twice!  The first time was at lunch with some co-workers.  Somehow the lunch conversation topic steered toward circuses (what, you don't talk about circuses at lunch?).  I asked if they had ever heard of the Edmond Haunted Circus.  Neither one had, confirming my assumption that...

For many homeowners, one of the greatest joys of the year is decorating for the Holidays. Great pride is taken in having the biggest tree, the music-coordinated lights, the animated Christmas characters in the yard. Even having a professionally staged home in the weeks leading up to the Holidays won’t help you if would-be buyers have to wade through a replica of Santa’s Workshop just to get through your front door.  So can all that “Ho Ho Ho” make potential buyers think “No No No?” Here’s how to avoid letting Rudolph ruin your sale: Keep it traditional. If your home is on the market during a Holiday month and you’re feeling festive, skip the decorating trends and go for a more traditional atmosphere. By trends I mean crazy color combinations, feathers sticking out of the tree or 6′ infl...

This is a question we get a lot, whether it be about countertops or some other part of a home. The truth is, there's not a one-size-fits-all answer to this question, because several factors go into determining if it's right for you, such as age & location of your home, comp sales in your area, how much you owe on your home, etc. Many times upgraded countertops can be beneficial because, as you've probably heard, kitchens and bathrooms sell homes, and beautiful countertops are one of the most important elements to "a WOW kitchen." We're always happy to do an overall evaluation though, to determine what's best for your unique scenario. If it turns out that new countertops are a good move for you, we've been offered a discounted price for installation of granite countertops in any of our c...

Edmond, OK  Yesterday, I hosted an Open House in Edmond's Thomas Trails.  I was happy to have the opportunity to meet several home buyers as they began their search for a new home.  Unfortunately, for many Thomas Trails just did not meet their needs.  The homes in Thomas Trails were three bedroom homes with about 1875 square feet.  The folks I met were looking for at least 2000 square feet and four bedrooms.  They would prefer to have new construction, in Edmond or Deer Creek with a budget that should not exceed $250,000.There are several neighborhoods in Edmond and Deer Creek Schools that would meet that criteria; North Rose Lake Villas, Hidden Prairie, Wynchase, Silverhawk, Robin Ridge, Newbrook at Covell Village, and The Grove.  Here's a bit about each one.North Rose Lake Villas is a...

Edmond, OK:  Are you considering a move to Edmond, Oklahoma? After Forbes recently named Oklahoma City as The Most Affordable Place to Live, many people are giving us a second look. Let me tell you a bit about Edmond, Oklahoma. We started as a watering station on the Santa Fe railroad line, and then sprang into a town during the land run of 1889. We now have a population of about 83,500 people. Edmond is located about thirteen miles north of downtown Oklahoma City in the center of Oklahoma. Most of our residents commute to work in Oklahoma City and the surrounding areas (large employers include the State of Oklahoma, Tinker Air Force Base, INTEGRIS Health, Chesapeake Energy, and the FAA Aeronautical Center) but many also work in Edmond. With  so many neighborhoods in Edmond, maybe you haven't heard of Thomas Trails yet.  Thomas Trails is a popular neighborhood in Edmond.  The addition is conveniently located off Covell Road (NW 206th) and Thomas (between Kelly and Broadway) with many amenities like recreation and shopping nearby.  Grab a cup of coffee and let me tell you what I like about this subdivision. As you enter the neighborhood from Covell Road, you are greeted by a lovely landscaped entrance that you will enjoy coming home to every day.  Each of the streets that wind through are named for a historic trail of the frontier.  You will find neighbors out walking the, Butterfield Trail, Oregon Trail, Bright Angel Trail, and of course Appalachian Trail.  Kiddos are playing at the park on Bozeman Trail.  Speaking of ...
