I got a call today from a gentleman who lives in Cedar Pointe and is thinking about selling his home. I figured while I'm researching the most recent comps in the neighborhood, now would be a good time for my monthly report on what’s selling, what’s not, and what’s new on the market in Cedar Pointe. You’d be amazed at how often I get asked “What did that house around the corner sell for” or “How much is that house on X street listed for?” Especially since I live in the neighborhood. As an active REALTOR® in Edmond, Cedar Pointe is one of the neighborhoods I watch closely; partly because I sell a good number of Cedar Pointe homes, and partly because I live in the neighborhood myself.  It's a great family community, located on the East Side of Santa Fe, between Danforth and Covell, with a presence that many can't resist.  Nearby neighborhoods include Pebble Creek to the South, Cheyenne Crossing to the North, and Homestead to the West.Cedar Pointe offers all the things that most families want in a neighborhood; a great location, convenient to lots of shopping, restaurants and parks, a wonderful community pool, park, ponds, walking trails, and great schools. Being a highly sought-after neighborhood, we always see good activity here in Cedar Pointe, and October was no exception. As of this morning, we have 11 active and 6 pending listings. The average list price of the active listings is $200,008, or $96.72 per square foot.One Cedar Pointe home closed in October, at 2021 Fair Meadow Lane. It sold (88 days on the market) for $164,900, which equals anywhere from $87.71 to $92.02 per square foot, depending on which square-footage source you trust (county courthouse or appraisal).Being so active in the community allows me a lot of knowledge of the area.
