Honolulu, HI Real Estate News

October 27th, 2009 categories: Honolulu Real Estate 101 With Trulia, Zillow and other sources for real estate information, I am reminded of the problems created by technology in the pre-911 world.  Prior to World Trade Center being hit, the USA’s intelligence community had been relying on our technological superiority in satellites and electronic eves dropping for intelligence on the bad guys.  After 911 it become critically clear that there is no substitute for human beings on the ground. October 26th, 2009 categories: Honolulu Real Estate 101, Rants & Riffs The Honolulu Advertiser recently reported that Hainan Airlines was recently approved for weekly flights to Hawaii. “State tourism liaison Marsha Wienert said the first nonstop scheduled service from China to Hawai’i could provide a big boost for the long-anticipated increase in visitors from there.  Wienert said it could begin around the first of next year while the state and the airline earlier had hoped for a start date before the end of this year.  “It’s very good for us,” Wienert said Friday at a meeting of the Hawai’i Tourism Authority. With Hawai’i tourism struggling out of a slump, officials are looking to China as a much needed new market.” CLICK HERE TO READ THE ENTIRE POST

To tell you the truth I’m not so keen on financial news (it's more interesting for me to follow real estate market and especially homes for sale by owner in our local news) or on stuff of this kind, but thanks to my husband who is really crazy about I know more or less update info about the financial situation in the country. Yesterday for example he was trying to explain the fact that the banks are likely to cut mortgage rates because the government has increased the prices in bonds markets. Firstly he explained everything about bond markets and their connection with mortgage rates. According to his words, banks and lenders will low the rates as they don’t want to lose their profits. Everything is going on because of the swap rates and very soon we will be offered low cut mortgage rate...

October 23rd, 2009 categories: Honolulu Real Estate 101 Brian Boero, of The 1000 Watt Blog, visited a Realtor fear that was running rampant as the Internet began to gain momentum in the mid-1990’s.  I can remember Realtor concerns that the Web was going to make us irrelevant.  Essentially, the thought was that if all of the Honolulu home and condo listings were available online, then why would a consumer need a real estate agent?  I can’t tell when it happened, but it seems this fear has dissipated and we Realtors are now able to be much more efficient at selling properties. “In fact, according the California Association of Realtors 2009 Buyer Survey, 90% of all buyers became aware of the property they eventually bought through their agent. That tells me the 15-year war over listings dat...

Is your curb appeal giving potential buyers the fright & flight syndrome? Is the situation in your yard, grave and bone chilling? Why not fill it with Snakes*, Spiders*, and Monsters* and turn that ghoulish haunt of a yard into a tropical paradise!Try adding some easy, low maintainence, tropical warmth with SNAKE plants, SPIDER Lily's, and MONSTERA deliciosa and really get buyers attention!   *SNAKE Plant, (Sanseveria trifasciata)The Snake plant is so named because of the shape of its vertical growing, snake like leaves. Also known as mother-in-law's tongue because of it's pointy sharpness. In Japan it is known as Tiger's Tail and in Brazil it is commonly known as espada-de-são-jorge (sword-of-saint-george). A yellow-tipped variant is known as espada-de-santa-barbara (sword-of-saint-bar...

October 16th, 2009 categories: Honolulu Real Estate 101, Rants & Riffs A Forbes on-line article started me thinking about selling a home when it is not worth the value the owner paid for it.  The article makes it seem really easy to rent it until the price of the home rises to the point that the home can be sold at a profit. Although every single condo building located in Waikiki, Honolulu is a short walk to the beach, and many offer amazing Pacific Ocean views, some condominium buyers want to be right on the beach! And, almost considered part of the Waikiki Beach Neighborhood is the Diamond Head or Gold Coast area, located just east of Waikiki and sandwiched between Kapiolani Park (where the Zoo is located) and the Pacific Ocean.    Although almost everthing in the Diamond Head area is waterfront, here are the buildings:  2987 Kalakaua 3003 Kalakaua 3019 Kalakaua Castle Surf Apartments Colony Beach Colony Surf Coral Strand Diamond Head Ambassador Diamond Head Apartments Diamond Head Beach Hotel Kainalu Apartments Oceanside Manor Sans Souci Seabreeze Apartments Tahitienne Tropic Seas If you are looking for ...

A recent poll released by Gallup and the Knight Foundation found several qualities which create a passion for the community by its residents, and Hawaii Kai fits them all. The study, "Soul of the Community," looked at 26 places and surveyed a random sample of more than 10,000 people (Hawaii Kai wasn't included - I guess the study heads didn't want a vacation on our islands).  They found that residents are most attached to their communities when they have fun places to gather (the ocean, the beach, the marina), there's a welcoming atmosphere (Aloha), and there are beautiful and green spaces (the ocean, the beach, the marina, the parks) to enjoy. As reported by RisMedia, "'While the pain from the recession is deep, other factors far outweigh economics when it comes to determining how emot...

October 14th, 2009 categories: Honolulu Real Estate 101, Rants & Riffs In the past I have separated the Honolulu real estate market from the respective markets of the neighbor islands.  Generally, Oahu’s diverse economy has helped it to fair much better in the midst of a slow down in tourism.  The outer-islands are very tied to the travel business and therefore, they seem have experienced a much more dramatic negative hit in this recession.  The Maui News is reporting that there are signs of improvement in the Maui real estate market. Going turn key: attracting vacation renters with your rental units.  There are many factors that should be considered when determining to go turn key with your rental unit. As every property has it's own unique strengths and challenges it is best to consult with an experienced property manager before fully furnishing your rental unit as a vacation rental. This post examines from my personal experience some important issues to consider before adding everything from soup bowls to nutcrackers to your investment property. As a Real Estate Merchandiser working mainly in property management, I often see different types of rental units in various conditions. Everything from unfurnished long term to turn key short term vacation rentals and condotels. The former are typically a lot less time con...

October 8th, 2009 categories: Honolulu Real Estate 101 I am generally an optimist.  I believe that in most things, silver linings can be found.  Over the last few months we have seen a trickle of good Honolulu real estate news (increasing sales and shrinking inventory as an example) turn into a stream.  As long as a buyer is a long-term investor, I am always comfortable buying now.
