Never, ever take the word of the Home Owners Association when you ask if there are any assessments about to hit the community. My seller was thrown for a loop when two days before closing the association put a $1500. charge on the HUD to the buyer and called it a Capital Contribution. The buyer felt suckered-punched at the eleventh hour. And the seller was flabbergasted! The seller never got an email or a notice of any kind stating that this was in the works. The association said this was for the reserves since so many properties in the community were foreclosed. The needed to put moey back into the community to help keep the common grounds up.
