  Hot seller's market = Crazy "rules" Two weeks ago, my buyer and I encountered an agent who was handing out a WORD document to the folks going through his open house. He asked us to fill in the buyer's and agent's names and contact info, and the amount we would offer on the house.    Mind-boggling! Then he calls us later to tell us what price we have to beat. The only viewing opportunity was during the first and only open house.  At the open house, the out-of-area agent asked buyers and their agents if they're interested in submiting an offer. And if such, the agent handed out a simple WORD document which had short questions, and asked the buyer/agent to complete.   My first sighting of a PhalaropeToday I visited the Hayward Regional Shoreline with other birders to see if anything new had come in. Our group of about 20 people made our way to see a new colony of terns, including Forster’s and Least terns on an island specially designated for terns. On the way to the island we saw lots of birds common to the area, great and snowy egrets, song and Savannah sparrows, eared grebes, ruddy, gadwall and mallard ducks with their chicks northern harriers, turkey vultures, white pelicans and many more.
