In my particular neighborhood it would be location (very convenient to most of the Triangle area), schools (top rated schools) and lot sizes (.2 - .4 acres). Homes are fairly open. And, we have awesome neighbors. We moved to the area and into our house over 20 years ago. It was our 5 year plan. We chose a great house and location because I haven't been able to find a reason good enough to move. We just updated our kitchen for the 2nd time. I don't really want a smaller house but, I wish I had a 1st floor master. As for being a true investment not a primary home; it is because it is within about 15 minutes of RTP (Research Triangle Park) where many of the big tech and pharma companies along with others are located. People move here looking for rentals and they're hard to find.

Our neighborhood is a great place to live and a sound investment but not an area to purchase a home if you are looking for an investment property.  Investment properties should be in a price range that brings in enough money to cover all or most of the mortgage and not tying up an incredible amount of cash.  Homes in our area sell for $800,000 and up so it would take $160,000 minimum to purchase a home here with the needed minimum of 20% down payment.  The rent would start at $4,000 per month and up but not worthy of being an investment property.

LOL.... THE LOCATION!!  my area is a subdivision but walking distance to schools, churches, center of town and town common.... minutes to  major highways... 

it's an older neighborhood (I grew up here and I;m in my 70's) the oldies are passing away and young people are buying and updating.... one actually rebuilt.... 

and it's an area that attracts those who work in criminal justice.... my 'hood is like a parking lot of police cars.... I love it.

I live in the Hamilton Heights section of Harlem. Hamilton Heights was named as such for the resident that originally owned most of the land in the neighborhood- Alexander Hamilton. When I bought here, it was in the early stages of gentrification. The neighborhood has largely gentrified since. Aside from the amazing housing stock of the Sugar Hill and Hamilton Grange historic districts of the neighborhood- homes all over the area were seeing tremendous amount of investment. My interest was piqued in buying in the area when I heard that Columbia University was going to be expanding their campus on the edge of the neighborhood- investing $6-7 Billion into the area. City College (known for producing many Nobel prize winners) was also expanding their campus- also within the neighborhood and the edge of the neighborhood. The neighborhood has easy access to 2 express subway lines and 3 more local subway lines- all within about a 5-6 minute walk and multiple bus lines. When I bought- my property taxes for an 1,100 sq ft+ condo was less than $4/month (not a typo)- locked in for the first 20 years. I didn't know it at the time of purchase, but one of the owners of an apartment upstairs was a very famous economist. Also since Hamilton, the Musical, has been released- we frequently have lots of tour buses in the neighborhood- as Alexander Hamilton's home is still here. When I first bought here, everyone I knew thought I was crazy. 13 years later, in a weak market, my apartment is worth closer to twice what I originally paid. Prices are still cheap compared to the rest of Manhattan- so I still see a lot of opportunity. I can leverage my foresight into my practice  and it does help when working with investors or even just buyers that are seeking confirmation that they are spending their money wisely.
