Our zoning does not allow a sign lot from the inside. Only that a light can be shined upon it. It also limited the size of signs. I just sold my office building and am searching for something slightly smaller. Negotiations are almost wrapped up

We do not. We have sign restrictions in our area. We're in a brand new building with Infosys and they have the sign rights at the top of the building. Of course, they employ about 2000 people and have the top three floors.

The City of Lubbock has a code of ordinances that regulates signage. All of our local sign companies are well-versed in the ordinance and typically assist our commercial lessees in the design of a sign.  It is a fairly easy process here, and I am not aware of many issues that arise after signs are installed. It is a pretty penny for channel letters, but those look the best to me. Birds can be a problem.
