We do not use ''auction style'' suggestion, what doest it even mean? It is an auction or not. 

But if all offers due a certain day and your client is interested, you have to submit your best and final by that day.

We have auctions in our market and we have sold them before the auction and after the auction but not during.  The list price is NEVER what the seller will accept and this has created many hard feelings in the brokerage community.

We saw lots of lisitngs with similar terms prior to the current market shift. Most of those listing are now being offered on a more traditional non-auction basis since there were no offers of the minimum amount was offered.

The disruptors are being disrupted!

Actually this is common in two ways. First banks are listing more home sin the auction format. Many times i get listings assigned where the auction is within 7 days. Second, the problem with auctions and mls is if there is a high bid it culd be under review by seller, so it is not pending, it is not still for sale and the comments go unchanged. When a decision is made, for me i put as pending if they accept or change the auction date to the next one if they do not accept
