How about a frameless shower? That always enlarges the feel of the room. Light paint, large mirror and ask one of our staging experts what to do with accessories! Good luck!

Well, you have a good list in the question. When it comes to any size bathroom, PUT THE SEAT DOWN and make sure there a roll of toilet paper installed.

Alot of good answers here.  I have to say some of my favorites are:

Good Ventilation

Put the toilet seat down

Remove the Shower Curtain

Large Mirrors

Light colored paint

Just saw this somewhere & thought it was stupid & subject to interpretation. In a 10,000 sq ft home, what's small?

Good pics do wonders & being clean.

I'd say my most creative was using an old wooden window frame with a poster behind the glass of a pretty outdoor scene.  It gave the illusion there was a window.

Thank you Debe Maxwell, CRS and Jeff Dowler, CRS for tagging me.

The things you already stated are most important....cleanliness and new fixtures and new towels (white usually works best - make sure they are thick for a spa like feel). Fresh paint will yield the best bang for your buck.

Most people want to pull the shower curtain closed to hide the tub fixtures. This is a mistake. It makes the room feel even smaller. I always recommend the curtain be pulled open to the side.

In a small bathroom I would not have any rugs. (chops the space into smaller pieces)

What you said. Clean and fresh. I just put all new toilet seats in a new listing, cleaned the tile grout, and changed the tub and tile caulk around the edges of shower stall. Then get one of these 3 piece lime green shag bathroom kits, and people won't notice anything else! https://www.houzz.com/product/40365478-jazz-shaggy-washable-nylon-bathroom-three-piece-rug-set-lime-green-transitional-bath-mats/?m_refid=PLA_HZ_40365478_186111347&device=c&nw=g&gclid=CjwKCAjwtvnbBRA5EiwAcRvnpr3QVNKV0NBtExZWRULbQMUWx1XX3tzEj3VC46TcuDWitfHpboswSRoCeAQQAvD_BwE

Wide angle lens needed to make any room larger and not sliced, cramped. Vertical turn of the camera for a floor to ceiling helps capture what you do have and please always railroad spike any toilet seat down to make sure it is not left up for the razzle dazzle show and tell.

You can't fix too small. So use this as a opportunity to control the narrative.

Upon the throne install a five foot tall inflatable yellow duck. The visitor will never see the harvest gold tub or the 1980's clear glass lamp above the wall sized mirror.
