      Lori Dean Realty's mission is to help make your life a bit easier! I have restructured my brokerage to assist sellers whose homes are about to go into foreclosure. Focusing on short sales has allowed me to acquire the experience and skills that are needed to properly negotiate with the lenders on behalf of my sellers and buyers.  Many sellers have 2nd mortgages that can make getting short sale approvals difficult. It takes additional efforts and strategies to get the deal done. An experienced broker can get bank approval very quickly, (usually within 24 hours for initial offer approval and within 2 weeks for full approval with closing date), This is very important to buyers to ensure they do not tire of the process and walk away from the deal. We are definitely traveling in strange times, and I want to do what I can to help others cross the bridge.   Many sellers are unaware of their options when they can no longer meet the mortgage payments. They believe the only choice is allowing the bank to foreclose. In reality there are several options such as short sales, deed in lieu of foreclosure, etc. I will assist in working with the lender to put off foreclosure proceedings, and/or get the bank to defer payments or late charges.
