Sherman Home Inspection Services, LLC is a Lake County Illinois based family-owned home inspection company serving Lake, Cook, McHenry and all surrounding Illinois counties.

We are fully certified and licensed by the State of Illinois to perform a variety of Residential Home inspections for home buyers, home sellers. current home owners, investors, banks and mortgage lenders.

Prior to opening Sherman Home Inspection Services, Ken Sherman spent 28 years working for a Fortune 500 Computer Services company in both technical and sales leadership roles. Before that he was a teacher for 11 years. Throughout both those careers he developed and maintained both a strong interest and skills in all aspects of home systems, components and repair. He has owned 2 homes during this time, completely rehabbing and adding 3 rooms to his first home and making major modifications to his second home. In addition, he ran a successful Handyman business (on the side) during much of this time. He is very detail oriented and has significant knowledge and experience in all areas of household systems and components.

Throughout his business and teaching careers and as the owner of Sherman Home Inspection Services, Ken has focused on providing excellent service while educating his "client". This commitment to the client has always been a part of his guiding principles and success. It is also the foundation of Sherman Home Inspection Services.

Ken Sherman has been professionally trained and certified to perform home inspections by a licensed home inspection training program provided by the American Home Inspectors Training Institute (AHIT), a national leader in home inspection training.

Ken is a member in good standing of The International Association of Certified Home Inspectors (InterNACHI). InterNACHI is the world's largest, most elite non-profit inspection association. Our home buying clients enjoy the knowledge and commitment that only InterNACHI Certified Inspectors can provide. Our inspectors have all successfully passed InterNACHI's Inspector Examination, taken a Standards of Practice Quiz, completed a Code of Ethics Course, adhere to Standards of Practice, abide by a Code of Ethics, attend required continuing education courses, and are InterNACHI Certified. Because of Ken's sales and marketing background he spends a lot of time promoting the idea of incorporating a sellers inspection into the sales package as both a sales/marketing tool and a means of disclosure. (See the pre-listing inspection below).

Our home inspections typically start with the exterior of the property and end in the attic and crawlspace, if applicable. The entire home is inspected including the plumbing, electrical, heating and cooling .

We realize that not everyone has the same inspection needs, so we offer a portfolio of inspection types aimed at meeting the specific requirements of each of our clients. Not a perfect fit? We will work with you to tailor any of our offerings as you require.Home Inspection Services:

Home Buyer Comprehensive Home Inspection - Our most requested.  A complete inspection (major & minor defects) and test of all systems & components in a home being considered for purchase. Pre-Listing Sellers Inspection - For the pro-active Seller. A review of your existing home, which can help you sell it easier and faster, and more profitably by addressing any issues on the front end, rather than in the negotiation process. Pre-Offer Consultative Walk-thru - Available to prospective buyers who are not yet in escrow on any property. Invite a consultant to wander through your short list of prospective homes with you. Rental Baseline Inspection - Available only to those clients who are renting, not buying. Document the condition of the home or apartment before you move in. End of Year Warranty Inspection - Understand the status of your new home's major systems, and take advantage of your builder's warranty before it expires. Current Home Owners Inspection - The focus of this inspection is fixing and maintaining the house you want to stay in. This is a visual inspection of all the components of the home to identify any major defects or required maintenance items to keep your home systems operating properly. A written summary report and maintenance checklist will be provided at the end of the inspection.

Radon Testing Services - As an ancillary service to our clients,  we offer Radon Testing Services with any inspection for an additional charge.
