web Seattle, WA Real Estate by Adrian Willanger Realtor |
Adrian Willanger has been helping clients buy and sell Seattle area homes for the past 21 years - building a business based on the key principles of clear communication, attention to detail, client advocacy, and the area knowledge that comes with lifetime residency.
For home sellers, his service begins with correct pricing and flows into individualized marketing and finally, to skilled negotiations and transaction monitoring.
Trends and market dynamics change and no two houses are precisely alike, so Adrian uses his insight into what today's buyers want most, then takes time to analyze the amenities and benefits of both a home and its location before recommending a price. This attention to detail helps assure that his listings are priced right from the first day the home is presented to the market.
Next comes creation of an individualized marketing plan for each home. Adrian enjoys finding the "essence" or "sweet spot" of each home in order to showcase its uniqueness to the widest group of likely buyers – both on line and off. Articulating the features of a home into buyer benefits is a challenge he relishes.
Adrian's attention to detail extends to buyers as well, as he uses the latest market knowledge to assist buyers in determining a correct offering price on homes they're considering. And of course, his detailed purchase agreements are written with no room for confusion or misinterpretation.
Whether advocating and negotiating for the buyer or the seller, Adrian uses current market facts as a strong negotiating tool.
Adrian strives to give his clients the kind of service and attention that he'd want if he were in their shoes. Among other things, that means making himself accessible in whatever way is most convenient for them – whether it be texting, email, or phone. He also stays in constant touch with listing clients, keeping them apprised of marketing activity and the state of the current real estate market.
Ever ready to advance into the future, Adrian embraces use of the latest in technology to streamline transactions, manage communications, and market his listings to the world.
High-performance green homes are a specialty…
While Adrian is happy to serve all clients in his market, he has a passion for green building and high-performance green homes.
As a result, he works closely with "green" builders, consulting on projects from the ground up and providing them with insight on the features and benefits that today's homebuyers want most.
Marketing these special homes does require expertise, because green construction is from 3% to 10% more costly than traditional building. Much of the added value is within the home's walls – where it can't be seen by buyers so must instead be articulated and demonstrated through facts and figures.
Education thus becomes a part of the marketing mix, and Adrian reaches out to both buyers and buyers' agents to inform them of the economics, durability, and livability of green homes. Toward this end, he creates informative special events and gives presentations to real estate agents, buyers, and community groups.
This is a challenge Adrian enjoys, and he has in fact founded a marketing company for the sole purpose of promoting the design and construction of high performance "green" homes. This company, Eco-Redux Consulting, offers a host of services to "green" builders and subcontractors.

Adrian's interest in green building and sustainability is long-standing and evident in his educational credentials. He holds an MBA in Sustainability from the San Francisco Institute of Architecture, is LEED Accredited by the United States Green Building Council, and has certification as an Eco-Broker. He also holds certifications by or from: Certified New Home Sales Professional, e-Pro, SEO & SMM Certificates from Portland State University, Earth Advantage Broker, Six Sigma Lean & DFSS Green Belt.
Ever eager to learn more, he's currently enrolled in SFIA Bachelors of Green Building Business and Project Management.
When not assisting Seattle home buyers and sellers, you'll find Adrian working out, skiing, gardening, building and designing hardscapes and structures, listening to music, or walking his Golden Retriever, Jasper.
Since he enjoys technology, he also maintains a neighborhood "bulletin board" which he created to let neighbors communicate to find baby sitters, sell unwanted items, and update each other on neighborhood activities.
Over two decades of helping buyers and sellers maximize their real estate “home” investments.
