Personal Self-Discipline The single most important trait a real estate agent has to master isn't great selling skills, it's not being able to show a house, and it's not being able to do a great listing presentation. Spokane, Wa Real Estate Trends Nov. 2024With the 2024 election behind us, we are all wondering how interest rates will be affected, and the economy, markets, costs of necessities will shake out.The Spokane market is drastically different than the "pandemic years". Last Friday was a big day for us as it marked the start of the roof tear off and installation. Friday's was decent yet the weekend's weather was rain, rain, and more rain which created stress because only the roofing underlayment was installed. Klim Roofing & Construction, our preferred roofer, ensured us it was dried-in and would be fine and they were correct.Then Monday came and along with it, lots and lots of wind. Across the area, gusts of 60+mph were reported yet without a weather station my guess was upper 40s to low 50s at the house. Klim sent the crew out and made sure the underlayment was in good shape, again it was, and with much jubbilation the roofing material arrived later that day. The Fed's Interest Rate Cut Caused an Increase in Pending Sales; and a rather Large Increase this month in Prices Too! For the past couple of years it has been clear that the prolonged higher level of home loan / mortgage interest rates has caused about a 1/3rd decrease in transaction activity for resale homes in Vancouver WA. With the rates coming down in response to the Fed's Rate Cut, we see, as expected, an increase in activity as measured by a much higher level of Pending Sales for this month. A Surprising Bump in Pending Sales this Month; although Average Closed Sales Units and Sales Price is EasingActive listings this month are slightly higher than a year ago, and from last month; with Closed Sales down modestly from last year. The big change is with Pending Units going up by almost 32%!  The Average Sold Price is less than $1k higher than last year, reflective of the market slowing down with respect to prices.The next chart shows the year-by-year average trend line for Pending Sales for resale homes in Vancouver WA. Are You Buying Real Estate Leads? I get it. It has been a tough couple of years for real estate agents. Transactions are down, which has impacted most real estate agents. But what I hate to see during this time is agents abandoning their lead generation strategies because they aren't getting the results they want. They are blaming the lead generation method when the real culprit is currently the real estate market. If a lead generation method has otherwise been proven - because it has worked for others, worked in that market, and should very well work again when transactions tick up, then why abandon the ship completely? This is giving buyers more choices, and sellers more competition. Sales are down 13.8% year over year , another sign that the election is causing people to pause. Home Sales Activity and Perhaps the Rise in Prices has Peaked for the Season in Vancouver WashingtonWe currently see Active Listings are down slightly from last year at this same month; with Pending sales up slightly; and Closed Sales down about 6 and 2/3rds percent.
