The short answer: It's taking longer in 2026 than it has in years. So far this year, 1,354 homes have sold in the immediate Tri-Cities area*. Those homes spent an average of 63 days on market and a median of 32 days on market. Compare that to Jan 1 thru May 28, 2025: We had 1,279 sales and those homes spent an average of 54 days on market and a median of 29 days on market. A difference of 9 days average or 3 days median may not seem like a lot on the surface, but from a mathematical perspective, when you have a set of ~1300 items (homes, in this case), it takes a good amount of change to move the needle on averages and medians. This visual maybe shows it better, it's month-to-month median days on market from 2020 to today.Pretty striking, huh? And jeez...look how crazy it was during the p...

The folks at SmartAsset dug into data for 333 cities with populations between 65,000 and 250,000 to measure how safe these mid-sized cities are. They reviewed four metrics:  violent crime rate property crime rate motor vehicle fatality rate risk of natural disaster  From there, they put together a composite score for every city in that population range. And when the dust settled on all this number-crunching, Richland earned the #1 ranking for safest mid-sized city in Washington! That also makes it the 78th-safest mid-sized city in the entire U.S. The only other local city to make the list is Kennewick, which ranks fifth in the state and 162nd nationally.I have more on my blog here: https://www.carimcgee.com/richland-named-safest-mid-sized-city-in-washington-state/26328/

Artificial intelligence is changing how people choose real estate agents. When someone types a question like "Is [agent name] any good?" or "Who should help me sell my home in [city]?", AI doesn't just skim the internet. It pieces together a picture of you from the places where your information is strongest. The good news? You have direct control over several of the sources AI relies on most. Updating these profiles doesn't require technical skill - just a few minutes of attention. But the pay-off is real: clearer visibility, more accurate summaries, and a better chance of being recommended when someone asks AI for help. Below are three crucial sources AI checks when deciding what to say about you. IF GOOGLE ISN'T SURE ABOUT YOU, AI WON'T BE EITHER Google remains the most influential s...
