Northwest MLS MarketTransactions across the Northwest MLS, have been down the last two years.  For example, during the 5 years between, 2017 and 2022, the average of number of sales in February was 5,426 .  Furthermore, the least amount of sales transactions during that time was in February 2019 being 5,145.  In contrast, the past two Februarys the number of sales was 4,258 in 2023 and 4,189 in 2024.   Nevertheless, the median price has generally trended up, with 2023 the only year to see a dip from the previous year.  Median price across the NWMLS in February 2017 was $335,515 and now this past February median price was $608,111.Seattle Real Estate MarketSeattle has generally followed similar trends as the overall NWMLS real estate market, but February 2024 bucked the trend of the rece...

Microsoft Publisher's Days Are Numbered 975 to be exact. Last week, Microsoft announced they would no longer be supporting Microsoft Publisher as of October, 2026. Here's their official statement: "In October 2026, Microsoft Publisher will reach its end of life. After that time, it will no longer be included in Microsoft 365 and existing on-premises suites will no longer be supported. Until then, support for Publisher will continue and users can expect the same experience as today." Our designers at The Lones Group have known for a while this is coming. The writing has been on the wall. It has been crazy to say the least. Monday was a really big day in the shop build progression.Monday, Ford Crane came to the house and boomed a 16x16 playhouse approximately 120ft across the back yard. I had to dig out the playhouse foundation to make way for steal i-beam supports - they can be seen in the video. Then the crane company setup spreader bars and started moving - a longer video is in the works. It took 2 picks to move and set the playhouse into its new home.One YT commenter asked "but why?". A fair question. The playhouse is 16'x16' (256sf) and was situated where the new shop is to be built. The playhouse is sided with hardi-board, has vinyl windows, sheetrock, tongue and grove ceiling, and flooring so it was far cheaper to move than replace.It went so smooth and the playho...

A Modest Rebound in New Listings to start 2024; with a Minor Upward Move to Pending Sales; While Closed Sales Declined.January is the month near the end of the Winter slow-down that we start to see signs of "Spring" coming to the Vancouver WA home sales market; and this year we see some of that with New Listings taking a nice upward move. A/C and Furnace and Hotwater Tank were all recently updated. Roof replaced in last 10 years. Garage is 2 car but extra room for storage and small shop. Back yard fully fenced.The market in Wenatchee seems to be picking up with 22 new homes listed in just the last 7 days compared to 44 in all of last January looks like we might be off to a good start. The 2024 Spring Market has Sprung Today I want to talk about our spring market, because spring has sprung! There is a very busy market out there. If you look at open house attendance, it is up. If you look at pending numbers, pending numbers are up in most areas. People want to buy. They have been waiting too long to buy. Also, while interest rates are just holding still, people are finding ways to get out of the homes that they haven't wanted to stay in. This past year, 2023, has been a year that I would describe as a Year-in-Limbo. However, this 2024 is already shaping up to be an active year. I live in Wenatchee and by NCW I mean the NCW Housing Market 2023, around Wenatchee and a 50 mile radius.As we know, 2023 was a difficult year. Rates dampened sellers interest to sell.  Buyers frustrated with cost, rates and low inventory. In fact I read someplace that the average agent in the US had 2 or fewer transactions in 2023. Bringing it home we had roughly 430 agents in our Assn. The one in the exact middle had about 3.8 transactions.BUT the year wasn't all glum. Rates today are 1.5-2% lower than last Sept. My particular market (from Spark on NWMLS) shows that at 12/31/2023 average prices were up from same date 2022. (less than $10,000 but still up) . We were turning inventory in about 90 days including loan ( NAR says 180 days is a buyers market).But regardless of the market he...

The Spokane, Washington real estate stats are out for this month! They refelct the changes year over year- Jan. 2024 VS Jan. 2023. The median home price is 384,000 , average days on market prior to getting an offer is at 19. Inventory (number of listings ) is UP which is great.For nearly 20 years, I have been a Realtor in Spokane, Washington and I have seen numerous market conditions. The Spokane ,Washington housing market stats are out for December 2023 and they tell a story. The average days on market is now 28 days, talk about a change of pace from the pandemic/post pandemic market. This allows buyers more sanity in the process, and sellers must be patient, and appropriatley priced. It seems like 2024 will bring a healthy market with interest rates coming down some, and hoopefully that will free up the buyers in the sidelines.
