I have been dreading her e-mail as I knew she wanted to leave the area and return to AZ.  She has been a resident in my own investment home for over 4 years. I am off to a home inspection this morning. Once a contract is ratified (both parties signed) it is time to get the home inspected. We typically have 10-14 days to get the inspections done and a response back to the sellers. Most inspection costs are based on finished square footage, although I have seen flat fees too. Radon Inspections are separate and it takes 48 hours for a Radon test to take place. After an initial inspection, we may find the need for additional inspections from licensed professionals. Since we are working in a 10-14 day window of time, we need to get this scheduled as soon as possible. Of course we can always ask for an extension to the contract, but the seller is not obligated to extend this (most sellers will in the current market, unless there is a backup offer... 05/06/2011
