Builders, What are you thinking? Our Housing market never really seems to stop building. The demand for housing is and continues to be strong for the Charlottesville Real Estate Market.   Some of the smart builders and smart developers know this. We are seeing smaller developments with hundreds of homes in the plans. New Homes in Albemarle County continue to be built. There is a lot of debate over where and how and why, but that is another story. I want to go on record as saying to builders, “stop building homes that do not have a First Floor Master!” The baby boomers are at an average age of around 60 years old. I can tell you from experience that they do not even want to consider homes without a first floor master. I am talking specifically about our Charlottesville Real Estate market...

We currently (as of this post) have 335 Homes in the Henley Middle School area for sale. This is a lot of home, but it does cover a large area and price ranges. Henley Middle School - Home of the Hornets When looking at real estate in any area it helps to start by evaluating the schools. This is something that all my clients fully understand. Not all schools are alike and just looking at school rankings is not enough. Learn where schools are located and if at all possible, visit the schools that your kids may attend. This is one of the best thing you can do for your family.

We often talk with clients about Old Trail and the options available. I was recently asked this question: Charles why are are seeing so many homes on the market in Old Trail? The answer has a couple sides to it. First: There is the resales. People that have purchased or built and for one reason or another they have to move. Second: New Construction and this is certainly putting a lot of pressure on resales. As Old Trail has become more popular, more builders have gravitated to the area. Some builders are excellent and some are no so good. This is where a good buyers agent can help you. Buyers should be cautious of open houses for new construction. Old Trail Village is a significant new home development within the Crozet area of Albemarle County, Virginia.   The developers have striven to create a New Urbanist community, and to some degree, they have succeeded.  On a recent visit, I discovered the walk-ability of the community first-hand by wandering from the commercial area to the golf course and back and up around the “future site of Western Park” to a neighborhood called West End Square.  I took photos and shot a couple of video clips, had lunch at da Luca’s, stopped in for a latte at the coffee shop, and poked my head in the ACAC Fitness Center.  A day or two later, I brought clients out, and we met with the representative for Southern Development, and we considered the lots with mountain views at Creekside.  For these particu...

Last night we had Thunder Storms in Charlottesville and Crozet. I recently had a client ask me if this was normal weather. Well, this is typical for this time of year. But we usually get a 30 minute thunderstorm in the late afternoon and this is what helps to keep Charlottesville Real Estate green! When looking at Charlottesville Real Estate knowing about schools is very important.Read this column from our local news discussing schools in the area – Newsplex Link This was news to me: "WAHS had a student-teacher ratio of 12.0, the lowest of any Virginia school on the list. " Western Albemarle High School is a public high school located in Crozet, Virginia and is part of the Albemarle County Public School System, serving the western and central areas of Albemarle County. Its approximate enrollment is over 1000 students. The high school is often simply referred to as Western or WAHS (pronounced woz) by students and locals.

I recently received some detailed information that I think most agents should at the very least know about. It is about Smart Homes and Smart Wiring. We hear these terms in new construction but this is one of the first videos I have seen on smart wiring. I opened Twitter this morning to a post from @ChilesPeachOrch, "Wow, what an incredible morning!   Crozet Real Estate Understanding Crozet Real Estate requires understanding Crozet and the Charlottesville area. Crozet is a small town about 15 minutes west of Charlottesville. It is located at the base of the Blue Ridge Mountains and is actually growing vs a lot of areas that are stagnate. Originally called "Wayland's Crossing", Crozet was renamed in 1870 in honor of Colonel Claudius Crozet, the French-born civil engineer who directed the construction of the Blue Ridge Tunnel. Like a lot of areas around Charlottesville this is a small town feel with excellent proximity to hospitals, schools, shopping and parks.

An important part of the process of buying a home is the walk though (just before closing). When we do a walk-though there are a few things we want to focus on: 1. Are all the repairs completed and documented? 2. Is the home in "Broom Swept" condition? (a term used in Virginia)3. Is the home in the same condition as when we wrote the offer?4. Did the sellers do any damage when moving out? Sometimes this is a lot simpler said than done. Remember, showing Charlottesville Real Estate , one of my favorite things to do with clients.
