Ashburn Village-the Ashburn Village Community Association     Located at the beginning of the residential section of Ashburn Village, on Courtland Dr., sits the Ashburn Village Community Association (AVCA). When Ashburn Village was a new community, this used to be the Visitors Center.  Today, residents come here when they have questions about the community.  If you're thinking of putting up a fence or a deck, you'd stop here first to pick up the required forms so you can get approval from the Association.  As a REALTOR, I've had several clients not get approval before doing work only to do so when selling.  You'll receive an official letter when you get an approval and I recommend that you hold on to it until you sell in the event that it gets lost in the Association office.          Se...

When my sons were little they were like most kids.  They saw something, they wanted it.  Fortunately for them, they never did the screaming "I want it, I want it" in a store.  I could look at them if they even got close to a tantrum and they would turn into little soldiers.  Quiet, and at attention.  In that, I was blessed.  It was what I called the Clint Eastwood stare.  My wife had the same stare. On the flip-side, I didn't want them to think they couldn't receive "stuff" except for birthdays and Christmas, so I did something to help them learn how to acquire their "wants" that were reasonable.  I taught them to become money magnets.  What?  Money magnets.  When I was a young real estate investor I taught classes to help people learn how to create wealth through real estate investing....

Here's what happening in real estate in the 20147 zip code.  Compared to last year: Number of homes sold is up Number of available properties is down The median price is up The amount of time homes are on the market is up Compared to last month: Number of home sold is up.  90 sold in August as compared to 77 in July The number of home for sale is down.  There were 165 in August as compared to 179 in July The median price is down.  It was $383,500 in August as compared to $438,000 in July The number of days that homes are on the market is up.  It was 41 in August as compared to 32 in July. The fact that the median price is down as compared to last month shouldn't be too bothersome.  With people thinking about vacations and getting ready for school, August tends to be a little slower.   ...

It is common practice to give clients a closing gift to thank them for using your services and congratulate them on closing on their new home.  It always feels good to know that I helped them find a place and see a smile on their face. Today it was the other way around :-)  I got to my office and Champion Title had sent me a Subway gift card thanking me for always keeping them updated on what is going on and having clear communication from the time the contract is ratified through settlement.  Then a client of mine came through the door holding a gift bag.  I immediately told them they didn't have to do that, but they wanted to thank me for all the hard work I put in for them and "going the extra mile" to make sure their real estate needs were met.   It felt great to know that I provide...

Last week, I was fortunate to attend a youth football camp with my team at Redskins Park in Ashburn, Virginia. It was a great time. The consistent phrase of one of the coaches (previous Redskins player) stated “It’s not for everyone. It’s hard work. But you can do it if you want it.” This hit me at that moment. Until that moment, I hadn’t realized that football in a lot of ways is like real estate. We are all trying to get a goal. Buyer agents want more buyers. Listing agents want more sellers.    What do these graphs mean? The number of homes sold in July is higher than July of last year and the number of homes available for sale is down. In July of 2011, we had 179 homes for sale as compared to 220 in July of 2011.   If there is more of a demand than there is a supply, prices go up as we see in the graph that says the median sales price is up 12%.  In July of 2010, the median sales price was $390,00 as compared to $438,000 in July of 2011.   The number of days on market is affected by the supply and demand as well.  Because the demand is up and the supply is down, the amount of time it takes to sell a home has decreased as well.  In July of this year, homes were on the market for an average of 32 day as compared to 39 day in July of last year.   If you'd like more market inf...

"I want a great DEAL..."What does this really mean to a home buyer in today's real estate market?  Today I had a prospective home buyer contact me about seeing a home.  Unfortunately that particular foreclosure had already received an offer.  In an effort to help this buyer, I asked her in what price range was she looking?  Her response was "I'm fairly flexible on price but in these times I need to feel it's a great deal."  My next email to her was, "What is a great deal to you?"
