Cowabunga Bay Water Park is located about 10 minutes south of Salt Lake City just off of Interstate 15.  It is also just a quick 45 minute drive from Park City and a great way to beat the summer heat. There are a number of different attractions at Cowabunga Bay for children of all ages and their adult friends as well. For the youngest children in your group there is Cowabunga kids cove.  Kind of a scaled down version of the larger slide structure designed for the under 5 age group, but my older daughter loves playing here with her younger sister almost as much as she loves the bigger slides. There are a total of 11 water slides in the larger structure.  They range from mild to wild.  The milder slides are appropriate for younger children and a few of the larger slides require a bit of a...

The median home price for a Salt Lake County single family home rose 19.18% to $226,450 in the first quarter 2013. This strong rise in prices happened even though the number of homes sold was basically flat, managing only a 0.95% rise in the number of homes sold compared to the 1st quarter 2012. So why are prices going up so much if sales are flat, well it’s down to supply and demand. The reason that the number of sales are not increasing like we might expect is that there is simply not enough homes on the market. So while demand among buyers might be rising, the inventory of homes for sale is shrinking, leading to the classic supply and demand scenario. If demand goes up and supply stays the same or decreases, then prices will rise. This of course makes it a great time to sell, but sel...

I got a call this morning from a possible home buyer that wanted to know if their was a list of homes you can lease to own in Salt Lake. That list is not available to just pull up from most websites so we had to do a little digging and came up with about 17 Salt Lake homes for sale where the seller would possibly look at applying a portion of lease payments toward the purchase of the home at a specified period. Usually after a year or two. Some sellers think this is a good way to get top dollar for their Salt Lake Real Estate, as this type of arrangement generally yields a premium for the home seller. Buyers see this as a good tool inasmuch as it gives a home buyer time to clean up credit, or wait out bankruptcy or foreclosure, while still being able to live in a house they really lik...

Last Monday, Darcy and I went to downtown Salt Lake City.  We stopped at Temple Square.  I am going to share photos in a few blogs.  Temple Square draws over a million visitors every year.  It is less that 15 minutes from Bountiful.  I have been there many times, it is a familiar place to me.  A view of the Salt Lake LDS Temple from State Street. Left of the Temple is the Joseph Smith Building,(formerly the Hotel Utah) on the right is the LDS Church Office Building.  If you’re interested in a property in the South Davis County Real Estate Market, contact us.  Our email address is: info@thecteamrealestate.com or you can call 435-701-1812. Evidence is there if you look hard enough Since it the right time indicated by calendar and almanac, I set out to find local evidence of Spring. First stop - my yard in Sandy UT. Nary a sign. No flowers, no buds. Our neighborhood produced the same results. Must be still winter: last snow was last week after all. I had to widen my search. Definitely time for a field trip. TRAX is a great way to get around Salt Lake County, giving me a stop at City Center. With Spring General Conference only 10 days off, Temple Square in Salt Lake City UT was sure to produce evidence of Spring. Spring Conference is synonymous with Temple Square blooms. People in shirt sleeves even with snow still evident on nearby mountains of the Wasatch Front. My search was rewarded.  There they were, yet small, definit...

What's with a bump or two every so often Everyone should have a hobby. Mine just happens to be observing seismic events (earthquakes).  My area of interest is the Intermountain Corridor (Utah to Yellowstone). Draw an X from corner to corner ~ the cross-over indicates where I live in Sandy UT. This gives me involvement in my observations. Since waiting for seismic events is about as appealing as watching paint peel, I take my observations for weekly intervals from information provided by the US Seismic Service located at the University of Utah in Salt Lake City (just up the road a bit). Of this weeks offering of 46 events, Utah recorded 31 events and Montana 10 (8 in West Yellowstone). 12 of the seismic events in Utah attached to Salt Lake City. All events for the last week were in the m...

The strong Salt Lake Real Estate housing market pushed up home prices by 20% in February 2013 when compared with the same month in 2012. The market continues to be driven by a shortage of homes for sale, with home buyers facing tough competition that often results in multiples offers within a day of a listing hitting the market. New home construction is also doing well in this market, with developments raising prices throughout the Wasatch Front. First time home buyers seem to be having the hardest time, having to compete with investors who are either buying rental properties or flipping homes. The national housing data released this morning indicates that more people are listing their home, so hopefully this will also happen in the Salt Lake market, and ease the current lack of invento...
