Welcome to my weekly edition of everything you wanted to know.... this week I'm reviewing the Alpine Real Estate Market in Utah. For those of you who don't know, Alpine is a city in Utah County - it's a total of about 7 square miles with a number of mountain biking trails around the city that attract bikers from all over the state as well as hiking trails and paths along the mountains. Alpine has been one of the fast growing cities of Utah since the 70s, with a big jump starting in the 1990's. It is located on the slopes of the Wasatch Range. *Fun Trivia Fact* The town was named Alpine because it was reminiscent of the Swiss Alps. Check out this picture to see what I mean! Pretty similar isn't it? Visit my Alpine Real Estate Page for lots of Neighborhood information Here's a list of Hom...

Utah County Homes for Sale, the Real Estate Purchase Offer and Contingencies When it comes time to make an offer on your new home, occasionally there are a few obstacles that make it difficult. It is sometimes hard to discover all the potential problems that might go wrong, but you might want to anticipate some so that you can cancel the contract without penalty. These are called “contingencies and you must make sure to include them when you offer to buy a home. One of the more popular contingencies is having to sell a previous home before purchasing a home. Making the closing the sale of the home a condition of your offer is important to avoid having to pay two mortgage payments instead of one. Be aware that is important to stay calm and think your way through the process; don’t get so excited that you overlook a few very important steps. Failure to get pre-qualified before making an offer on a home: The very first step you need to take when considering the purchase a new home is that of interviewing and hiring a Mortgage Broker or Loan Officer. Understanding how much you are qualified to purchase up front can save you a lot of time and frustration later on. Utah County Real Estate and the Home Warranty As a Realtor who represents the Home Buyer, I have found through the years, the Home Warranty to be a very important factor in the home purchase process. The last thing a new home buyer wants to worry about after closing is the possibility of something breaking down. There are many things that could go wrong, for peace of mind; it would be a good idea to get a home protection plan. I believe it is especially important for First-time home buyers, with little experience maintaining a home. Generally the Seller pays for the Home Protection plan and Home Warranty coverage. This is not only a benefit for the Home Buyer, but it also protects the Seller, because the home buyer won’t be calling and bothering him when things go wrong. For an annual f...

Utah County Real Estate and selling options today Today, in Our Real Estate market, selling a home is not as easy as it has been in the past. You may find yourself without a single interested buyer and forced to rethink how you want to approach your dilemma. Sure, you could spend hundreds of dollars on marketing and advertising fees just to promote your home. But at this point, it would be encouraging to cut your losses if you see no possible buyer in sight. Delay the sale of your home It is possible that today is not the right time to sell because of market conditions. You could wait until the inventory of homes drop and the demand goes up. Most of the time, spring it the best season to put up your house for sale. Refinance Maybe not the best option in this type of market due to the fa...

Utah County Homes for Sale and Closing Costs There have been times in the past that I have had clients come to closing not understanding what kind of money they would be required to pay. There are various fees associated with buying and selling a home. These fees are called closing costs. Some of these fees are automatically assigned to either the buyer or the seller, other costs are either negotiable or are dictated by local area custom. Buyer Closing Costs When the buyer applies for a home loan, loan officers are required to provide the borrower with a good faith estimate of their closing costs. These fees will vary depending on the type of loan and the terms of the purchase agreement. Some of the closing costs, especially those dealing with the loan application, are actually paid in...

Utah County Homes for Sale Comparable Sales Access When touring prospective properties to purchase, we are very careful to look at the walls and the ceiling, turn on faucets, and play with light switches, but how thorough should we be? The seller has years of knowledge about his or her home and there may be things you want to find out about as quickly as possible. For this reason, you should require certain disclosures as part of the offer. You want the seller to disclose any adverse conditions that may have a substantial impact on your decision to purchase the home. This must include any problems with the house, whether the property is in a flood zone, a noise zone, or any king of hazardous area. When you have a Realtor representing you, this is almost automatic, but many states do no...

Utah County Homes for Sale, Understanding Home Loans, getting the best Mortgage Rate. As a home buyer, it only makes sense to try and get the lowest rate possible when obtaining a Home Loan. After all, the rate is the primary factor in determining your house payment. But how do you get a low rate when applying for a home loan? This is the primary question that most home buyers want to know. I would like to explain some important ideas that you need to keep in mind. Credit Score One of the primary factors in helping to determine your interest rate is your credit score and financial history. In other words the best interest rates are usually reserved for those with the highest credit score. So if you credit score is not very high the chance of getting a lower interest rate is not very go...
