Having successfully challenged my own and many other's assessments over the years Both at the ARB and OMB level there are some points you should be aware of. 1. Bear in mind the assessed value you are looking at is not todays value it is a historical value and in reality is a calculated value using regressional analysis not comparables as you would to list or sell a property. Also their valuations can be out by 10% from actual sales and still be considered fair and equitable in fact I have one case history where an assessor said a property that was out by 40% was fair and equitable. 2. In a court of law we are presumed innocent until proven guilty and while it would be nice to think that the assessment department has to prove your assessment is correct (they will do that) in reality you...

It is appropriate that 2 days after blog action day a team of thirty medical and support staff will leave Uxbridge for Ghana as part of an International group heading for Northern Ghana. This is the second time that Uxbridge has contributed to the fight against poverty from a medical standpoint. This years team includes Physicians, Surgeons, Dentists, Registered Nurses, Pharmacists, a Chiropractor, a Child life specialist, Health Care Administrators and Volunteers. The top four cause of death in this area are Malaria, Pneumonia, Diarrhea and Anemia which are easily preventable and easily treatable if the resources are available. Recently we have received several requests for additional pictures of other agents listings. Upon checking some did not even have the 9 allowed by our MLS system, some only had 1 or 2. We routinely take from 30 to 50 photos of a new listing with a high to date of 75 photos plus professional videos for a rather unique property. The web presentation of this property presold it. The purchaser commented prior to viewing the property if the property measured up to the presentation he would buy it, and he did. We have also had out of town Purchasers come into town to view a specific property because of the web presentation. Given birth 23 years ago over a single scotch malt in a local Pub the Uxbridge Celebration of the Arts has always been "volunteer driven and supported by sponsors and donations" The major annual project of the group brings The Uxbridge Arts Community together for a month long Fall Festival of the Arts. This years festival is longer and more extensive than ever with the return of the popular Motley Theatre Group and the introduction of a Sculpture Symposium where for 10 days (Sept 29th to Oct 9th) you can watch three sculptors complete three sculptures that will be given to the Town. What a great evening the weather was perfect! What a way to end the season for the Thursday night "CRUZ" here in Uxbridge. Since my husband retired we have had more time, at the same time, to enjoy some of life's little pleasures. Time to enjoy the local "CRUZ" for instance. This past Thursday was the last one of the season, a season that started back in mid May, 18 in all this season. The turnout for the season finale was 145 vehicles registered through the main gate and several more that entered through a secondary gate or arrived early, in all probably well in excess of 150 vehicles.   There were classics and street rods, completely refurbished historical vehicles and even a few that were projects in the works or partially completed. A Marathon of Hope   The 2008 Terry Fox Run is Sunday, Sept 14th   The signs are up the volunteers are in place now all that is needed to make this years run a success is your commitment to run or sponsor a runner. Did You See The Sign, Did You Honk,  "Please pray for ‘Jason' who undergoes a ‘transplant' tomorrow.  (There is a sign in front of a home on Toronto St. announcing that Jason will have a transplant tomorrow - Thursday) We don't know who this is, but we can certainly pray for him!"
