I may have been a little conservative when I estimated weeks ago that we would see 500 pendings rise from these Las Vegas Foreclosure auctions!  Two weeks post we are looking at rising closings and rising pendings (+57 Units)!  Yes we are seeing listings rise (+13 units), not to outpace the rise of closings and pendings.  I am almost wondering if this market may swing into a seller's market for one or two months early in 2008.  It is definitely the closest thing to a seller's market when you break down all the sub markets here.  I do want to hold off on my optimism.  We will be seeing another avalanche of foreclosures as speculators who are bleeding to death would rather chop off their arm (let a non-performing investment go back to the bank.) Last month, LVMPD hosted the 17th annual K-9 trials at the Orleans Hotel/Casino. Thanksgiving is not just about giving THANKS, it's about GIVING.  As the NLV Chamber of Commerce, North Vista Hospital and LM Construction are about to demonstrate, it is better to give than to receive. These companies are joining together to replenish the food pantry at Lowman Elementary. Home sales activity in Sun City Aliante, a community in North Las Vegas, NV continued a precipitous decline in the third quarter of 2007. Just seven homes closed in the 3rd quarter, half of the 14 units from the 2nd and only a quarter of the 28 homes in the 1st quarter. On a positive note, 49 homes have sold so far in 2007, compared to 41 for the first nine months of 2006. Existing resale inventory fell slightly from 50 homes (plus 4 with accepted offers) to 47 homes (plus 7 with accepted offers). Just under 25% are either short sales or foreclosures, indicating these are difficult times for sellers. Buyers can find some great bargains in this market, but should be prepared to hold for a minimum of 3-5 years. Sales activity in Rancho Alta Mira, a community in North Las Vegas, NV dropped more than 50% in the third quarter of 2007. Eight homes closed in the 3rd quarter, compared to 17 in the second quarter and 11 in the first. Existing resale inventory reduced from 45 homes to 35, (plus 4 with accepted offers), indicating some sellers may have decided to wait until the market improves. Buyers have a distinct advantage right now with a one-year supply of inventory to choose from. Homes in Rancho Alta Mira generally have larger lots (6-10,000 sq ft) and more mature landscaping than newer homes.
