Yes, unfortunately it is.  Believe me, I understand that it's very difficult to be on the market and have people showing up at inconvenient times and your have your house like a revolving door, but let's face it...you can't sell it if you don't show it.  It may seem simple to you to ask for plenty of notice, but in all honestly, it just doesn't always work that way from our side of the fence. There are certain occassions when a "must confirm" showing instruction is necessary or limited times for showings to be allowed or even 24 hours notice, but they should be used VERY sparingly.  With a tenant in place, sometimes the law or the lease requires 24 hours notice.  Sometimes there is a very large dog, one of my clients has a St Bernard, arrangements have to be made.  Someone works nights,...

When To Low Ball a Short Sale? If you are the buyer who is instructing a buyer agent to put an offer on a short sale property. .. .a question soon comes up” How low should your offer price be? How Low Is Too Low? Does your Realtor even knows the answer?
