With over 29 years in real estate and over 20 years as a licensed contractor I am uniquely qualified to serve my clients both on the selling side and the buying side. My knowledge of the markets I serve and the ins and outs of the real estate market I can offer my clients a level of service few other REALTORS can.
Real Estate has many facets. Here is how I serve my clients in those areas:
Seller Representation: As a listing agent I realize that having a listing doesn't count for anything. It doesn't serve my client or myself. I believe listing is a role that must be taken seriously to achieve success for all.
Pricing: While price isn't everything it is a very important part. My experience in properly pricing homes in various markets is key in getting the home sold. Many years of experience and familiarity with the specific areas give me a distinct advantage in getting the home sold. A detailed market analysis is done on every home I list. If the property is a one of a kind I will call in an appraiser familiar with that specific type of property to make sure we have the best chance to succeed
Condition: The first thing I will do with my sellers is a detailed walkthrough to determine any necessary repairs. I have found, over the years that buyers will want $5 off for every $2 in repairs. On the other hand I will counsel with the seller to make sure no unnecessary work is done to maximize profit. I will then recommend the services of a professional stager. Statistics show clearly that staged homes sell more quickly and for a higher price.
Marketing: I will discuss my marketing plan for each individual property. Statistics show that nearly 90% of home buyers start their search on the internet. With 29 years experience and the tools I have with Century 21 Redwood I put your home on multiple high volume sites across the web. I will also design a local marketing strategy with each seller to match the location, price and specific situation.
Buyer Representation: Because I have been selling for so long in my market areas I am very familiar with communities, floor plans, demographics and all aspects of determining a good offer. I also track market statistics to share with my buyer clients the best strategy for submitting a successful offer that will be to their specific benefit. I will do a detailed market analysis to show the value vs. their offer. Because if my extensive construction experience I can also offer information on specific construction techniques and the pros and cons of different types of homes. I will also be present at all home inspections to assure the inspector is aware of any areas of concern.
First Time Buyers: Very few situations are as stressful as purchasing your first home. I love working with first time buyers and walking them through the process. I give each buyer a packet detailing the process and what they can expect along the way. I pride myself in making the transaction a win/win situation. Since my business relies heavily on personal referrals I will do everything in my power to give my clients the best possible buying experience available.
Relocation: When buyers come in from a different geographic area it can be extremely stressful. I provide access to my website's demographic information so buyers can gather any data they deem necessary to help them make a good decision. I also take time to show or direct them to points of interest in the area. My knowledge of communities, landmarks, entertainment, and local points of interest allow them to make lifestyle choices, not just pick a house.
Move Up Clients: Listing, selling and buying can be a complicated process without guidance. I work with my clients to successfully sell their homes and find their home of choice. Timing is everything in this process and it's important to keep a focus on all the details so the clients' goals can be accomplished with the least amount of disturbance to their lives.
Foreclosures and Shortsales: I have been on both sides of the transaction in dealing with these difficult situations. I know what banks look when purchasing and can assist in putting together a solid successful offer. On the listing side, I have access to foreclosure consultants that will aid sellers in the sale of their property. Notice to sellers. In the state of Maryland agents cannot negotiate with the lenders if the client is more than 60 days late on their payments. There are many who advertise that they will help. Sellers should be careful in choosing a consultant.
Contract Forms and Negotiations: As a former manager, current ethics trainer and instructor teaching the Maryland real estate licensing course I am familiar with the latest forms and legal requirements involved in the contract process. Since different municipalities often have their own specific forms it is critical to have an agent who is knowledgeable in this area.
