See Arvada Homes for Sale between $400,000 and $500,000 See current market reports for Arvada, Westminster, and Broomfield CO (click the link) Read on for a report on Arvada Home Sales: Out of the 21 Arvada homes sold in April 2013 between $400,000 and $500,000, five were new construction.  That's 25% of the sales, and there were likely other new construction sales not reported in the MLS. Seven of the Arvada homes sold in April closed at or above list price.  Of those, four were new construction properties. Absorption rate is just over a month for Arvada homes in this price point. Good News:  The shadow inventory is disappearing in Denver-Boulder, Colorado. I'm not sure if a 'shadow inventory' really exists at all in Denver - Boulder real estate, certainly would be a foolish thing for banks to hold on to properties if they have one they could sell in Arvada! The shadow inventory - the 'unseen danger' that many of us refused to worry about, because it was basically a disaster based on definition then hyped by the media - was supposed to be millions of homes that the banks were holding on to, and which they could release any time.  This was based largely on inaccurate reporting of foreclosure rates.  (For instance, homes that had the foreclosure process started on them, but never completed, were included in the foreclosure rates). If you're moving to the Denver to Boulder area, don't assume Denver and Boulder are the 'only' places to live. If you want to live in the 'hottest' neighborhoods (e.g., the most expensive), if you want to read articles about how exciting and 'up and coming' your neighborhood is, if you want your friends to drool over how cool you are because you live in 'that' neighborhood - then yes, you need to live in Denver or Boulder. But if you want something not quite so presumptious (e.g., 'spendy'), check out Arvada, which offers -  The Arvada Center for the Performing Arts.
