Small changes can bring big paybacks to your budget and your environment. According to the U.S. Energy Information Administration, about 21% of U.S. greenhouse gas emissions are a direct result of household energy use. There are several simple ways you can directly impact the greenhouse gas emissions from your own home. It's time to take small steps to Go Green in your Walnut Creek California home.First, replace your traditional light bulbs with compact fluorescent bulbs. These bulbs use 75% less energy and produce 75% less heat. The initial price tag may seem hefty, but they last up to 10 times longer. Do your wallet and the environment a favor, replace the most commonly used bulbs, like the one by your favorite reading chair and the ones over your bathroom vanity at a minimum. Remembe...

I thought you might be interested to see how my community of Rossmoor is trying to solve this messy problem.A new way to scare off the geese: CDsGeese in our community no longer migrate.  They obviously consider themselves to be active adults too and are enjoying a lovely retirement here in our East Bay Valley. Bad news for golfers though who have to walk through all that you-know-what.Our golf course superintendent has a new way to scare off those pesky, messy geese. He is tying old CD's to a string attached to small posts around our lake on the first hole. They are hung at a height of 18 inches every 5 feet. This is a "green" solution to a green problem (if you have ever seen large amounts of goose poop you know what I mean).Speaking as a golfer, I can attest to how big a problem this ...

GETTING YOUR HOME SOLD IN A SLOW MARKET!Be too good to pass up...You know, any licensed Realtor can list a property for sale. That is obvious, there are multiple signs on many street corners these days. Why do some sell and others sit unsold. What are Realtors and Sellers doing that are getting their homes SOLD? There are "tools of the trade" for agents to discuss with their sellers to decide if they fit in the marketing plan for their home when it goes on the market. This is a list of some of them:PRICE TO SELL - Price your home at or under the competition. In a declining market you want to price your home to be attractive today. Don't play the game of seeing what happens... If the market is dropping 1% per month for example and you play that game, you'll have to drop next month 2% or...

I know things seem tough out there. Every time you listen to the news or pick up a newspaper you read about gloom. The housing market is in its worst phase. The price of homes are at its lowest in 10 - 15 - 20 years. We might not have reached bottom yet. Foreclosures are rampant, and my favorite " we could go into a recession". I guess I will wait for the market to get better before I buy a house. I know that if I have to sell my home, I would rather you buy when the market is stronger, not weak. So where does that leave the renter? Rents are up 9% and climbing. What would it take for me to get off the fence and consider buying a home. It does not have to be a house or townhouse but maybe just a condo. The goal is own something.  There are large groups of people (investors) that hoard m...

oops that's a different award.  : )  If you know the origin of that comment, you can guess my age.  Truthfully it is my honor to have been nominated in the category of Staging Realtor of the YEAR 2007.   Thanks Chris for the thank you blog while awaiting my return from Denver this past week.  I didn't want anyone to think I was not surprised, honored and pleased that I won... Grateful for the validation from my peers, clients and friends.  First I have to say the company I keep is quite awesome.  Missy Caulk of Michigan, "I used to ask my clients to stage and now I make it mandatory"  really gets it.  I am honored to be in your category.Pat Phelps of BC, Canada a Luxury Home Specialist and her toolbox of marketing strategies: having just returned from Denver from my Luxury Home Speciali...

I received a call from a client about a possible short sale of his home in Walnut Creek. We discussed his various options specifically the pitfalls of a Deed in Lieu. It's surprising to me how many people are presently in foreclosure, even in central Contra Costa county.  While he is still current, due to the declining values in his area, he thinks he is currently upside down in his mortgage. I plan to meet with him this weekend and determine the best course of action and minimize the negative impact this could have on his financial situation.

Yup, I was in a parade recently and couldn't have asked for a better position in the lineup. Our group was leading off the parade, sandwiched between the motorcycles and the fire truck...both were using their sirens to liven things up.    A big part of me couldn't believe that I was doing it and the rest of me just got a kick out of ‘spreading the love' as we walked and waved to the smiling faces lining Main Street, Walnut Creek, CA.Several months ago Mike Mueller wrote about his experiences of being in Pleasant Hill's Home Town Parade, and how rewarding it was to him personally. How much he enjoyed waving to others and getting involved.  Mike's words came to mind when I got an email from Walnut Creek's ...

Criticized for not doing enough to stave off foreclosures, the White House seems prepped to put on a full-court press in dealing with the housing crisis.View the Entire Article Here Should we expect our government to step in on the current foreclosure crisis? Or should we simply let the markets and capitalism work the problem out on it's own? Many believe that the government should step in however I'm curious as to what they really CAN do! Personally if think the current administration is simply speaking for the sake of telling people what they would like to hear. The fact is that our government has been unable to successfully manage any big task. What are your thoughts on the government stepping in? No matter what they do I say it will be interesting to watch the attempt. www.JasonWhee...
