Just like all cities and towns, the coronavirus uncertainty has impacted the real estate market in Torrance California.  We didn't see too much of a change in March, but we definitely started to see a real slow down in April.    Although Torrance and the South Bay is more insulated from dramatic shifts than some other areas, there's no doubt it's playing a large role in the current market. April saw the fewest number of pending home sales in over 7  years with only 45 homes going into escrow.  Compare that with 110 pending sales a year earlier and it's pretty clear we're entering a much slower market.View the current homes for sale in Torrance The chart below shows the number of active listings (light green) sold homes (dark green) and pending home sales (red line)  The greater the disc...

Torrance and South Bay 55+ Condo Market Torrance CA 55+ condo availability has been tight, similar to the overall real estate market. On an evarage day, only a few 55+ condos are listed for sale at South Bay 55+ communities. Senior condo market is seller's market with demand exceeding availability, further pushing prices up. Among available South Bay senior communities, Torrance has most units listed for sale, since most of those communities are located there. As of today, 17 x 55+ homes are listed for sale. The Torrance Market Data Report for the 1st quarter of 2018 shows a total of 55 homes closed escrow, compared to 55 homes that sold in the first three months of 2017. The average price for Torrance homes sold in these three months was $984,362 compared to $899,360 in 2017, which is an increase of 9.5%. The average price per square foot during these three months was $583 compared to $575 in 2017, which is a 1.3% increase. The area that sold the most homes during this time was Hollywood Riviera with a total number of 12. Coming in second was West Torrance with 7 closed sales, and North Torrance East had 6 sales.Currently, Torrance has 110 homes for sale. South Bay real estate sales for November showed great closing numbers for the many cities. Torrance 55+ condo inventory has been very low this year, with only a few units listed for sale on an average day.  Tight real estate market overall has posed a challenge for the buyers in our South Bay market. South Bay senior 55+ communities are in demand from both local buyers as well as folks planning to downsize and relocate  to the Torrance or Redondo Beach area.Today, we have only 9 units listed for sale in the South Bay area. Torrance Real Estate Report - 2nd Qtr '17 vs. 2nd Qtr '16Torrance real estate had another good quarter. Home prices went up by 9 percent when compared with the same period a year ago. Sales went up from 372 to 384 homes sold in the second quarter, sales growth limited only by low inventory. Average selling price went up from $647,999 in the second quarter last year to $708,861 this year -  9% price increase y-o-y.  Interest rates remained very low, around 4%, helping home buyers and investors.
