As always, commuting to San Francisco from Mill Valley via the Golden Gate Bridge (a short 5-10 minutes), along with the excellent Mill Valley schools, pleasant weather, and laid back ambiance, keeps prices and sales ever-strong. Mill Valley is THE place people in San Francisco generally start with when they decide to buy a home in Marin County. As of August 5, 2007 32% of available listings in Mill Valley are in escrow.For the month of July 2007, 46 homes sold in Mill Valley for an average final selling price of $1,281,207.The average original asking price of these homes was $1,338,126.It took these homes an average of 58 days to sell.Of 46 homes that sold, 4 sold AT their original asking price and 11 sold OVER.For more information on this area, click here, or feel free to contact me directly.

As of July 6, 2007 34% of available listings in Mill Valley are in escrow.  Some sources say that is an indicator of a Neutral Market.  However, that is not the only indicator.For the month of June 2007, 44 homes sold in Mill Valley for an average final selling price of $1,661,036.The average original list price of these homes was $1,699,195.It took these homes an average of 52 days to sell.Of the 44 homes that sold, 7 sold AT their original asking price and 14 sold OVER.For more information about this area, click here, or feel free to contact me directly.

Mill Valley home sales and real estate values continue their strong run. As of June 6, 2007 30% of available listings in Mill Valley are in escrow.  I don't care what anyone else says, I say it's a Seller's Market.For the month of May 2007, 45 homes sold in Mill Valley for an average final selling price of $1,405,800.The average original asking price of these homes was less, at $1,464,556.These homes took an average of 67 days to sell.Of the 45 homes that sold, 7 sold AT their original asking price and 10 sold OVER.For more information on this area, click here, or feel free to contact me directly.

Mill Valley Real Estate Market (Sales Report)Mill Valley home sales and real estate values, as they often do, are performing extremely well. Proximity to San Francisco and the Golden Gate Bridge's effortless commute combine to keep prices and sales strong even as the national market stagnates. The bread and butter homes of Mill Valley are priced between $1 million and $1.5 million and sell fast so long as they are nicely maintained, updated, and/or located in the most desirable neighborhoods (although the percentage of homes in escrow fell this past month from 56%-40% of these homes are in escrow indicating a pretty balanced market). As with the rest of Marin, homes priced aggressively may or may not get multiple offers-note: the winning bid (which is not always the highest bid) is like...

As of May 4, 2007 36% of available listings in Mill Valley are in escrow, indicating a Seller's Market--and I am in complete agreement.  It's downright crazy!For the month of April 2007 48 homes sold in Mill Valley for an average final selling price of $1,441,604.The average original list price of these homes was $1,454,831.It took thiese homes an average of 37 days to sell.  In fact, 3 of these homes sold before they even hit the MLS, 1 home was on MLS for only 1 day and 1 home was on MLS only 3 days.  If you want to buy in Mill Valley, you better be prepared to act fast and be competitive.Of the 48 homes that sold 8 sold AT the asking price and 18 sold OVER.  One home at 59 Homestead was on the market at $899K and sold in 12 days for $1,220,000!  Crazy!For more information on this are...

Mill Valley Real Estate Market Overview (Home Sales Report 4/1/07)The low to mid-level real estate market in Mill Valley is selling at a brisk pace.  Mill Valley's sweet spot (homes in the $1 million to $1.5 million range) are in high demand, with nearly 60% of homes in that price range currently in escrow (similar to last month).  There are no homes in Mill Valley under $749K and the homes under $900K tend to be smaller, in poorer condition, in less desirable neighborhoods, and/or located on a steep hill, etc.  Homes priced above $2 million in Mill Valley have picked up in recent weeks.  Last month 28 homes sold with an average sales price of $1,385,696 ($720/sq. ft.).  It took an average of 51 days for those homes to sell.  Eleven of the homes were priced between $1 million and $1.5 m...

For the month of February 2007, 28 homes sold in Mill Valley.The average original asking price was $1,421,411.The average final sellng price was $1,331,690.It took an average of 79 days for these homes to sell.Of the 28 homes that sold, 5 sold AT their original asking price and 5 sold for OVER their original asking price.As of March 4, 2007 31% of all available listings in Mill Valley are in escrow.

The Mill Valley market has really heated up over the past few weeks with the percentage of homes in escrow going up virtually across the board (homes in the $1.25 - $2 million range stayed the same).  There are no homes in Mill Valley under $725K and that the homes under $900K tend to be smaller, in poorer condition, in less desirable neighborhoods, and/or located on a steep hill, etc.  As always, the bread and butter homes of Mill Valley (priced between $1 million and $1.25 million) sell quickly if they are nicely maintained, updated, and/or located in desirable neighborhoods.  Those that are priced correctly are again seeing multiple offers.  As astonishing 58% of these homes are pending (that is a strong sellers' market, folks).  Homes priced above $2 million in Mill Valley are not s...

After meetings and errands, I stopped in Mill Valley at Mill Valley Market for some groceries.  I don't know how often you go into Mill Valley, but a few years ago they decided to put the utility lines underground on Blithedale Avenue down into Throckmorton Avenue.  I'm all for underground utilities, but it snarled an already crowded artery (Blithedale Avenue) as well as surrounding streets, neighborhoods and downtown.Anyway, today, I noticed that the construction crews were nowhere to be found and the improvements were well worth the hassle.  Some of the poles, sans wires, were still around but it looks and feels so much better.Now, not all the utilities are underground, but I hope that they put us through some more misery so that they will be.      So, you tell me, which do you prefer...

During the month of January 2007, 15 homes sold in Mill Valley after an average of 108 days on the market.  The average original list price of these homes was $1,538,733 with an average final selling price of $1,393,928.  One of these homes sold over their original list price.  All others sold for less.As of February 5, 2007, 34% of the available listings are in escrow indicating a neutral balanced market.

Mill Valley sits in the shadow of Mount Tamalpais and has a charm all its own. Mill Valley is a small town in Southern Marin County, which is just North of Sausalito and at the foot of Mount Tamalpais.  (Sausalito is at the opposite end of the Golden Gate Bridge from San Francisco.)  Mill Valley got its name from back in the day when a saw mill was established in the center of downtown, which is now Old Mill Park.  Mill Valley was a natural place for this since it is abundant with redwood trees, including Muir Woods National Monument.Mill Valley is home the Mill Valley Film Festival every October, and many celebrities on a daily basis (Sammy Hagar, Bonnie Raitt, Danny Glover, Peter Coyote).  If you're comin' to Mill Valley, you better have your sunglasses.  With all the stars here, your eyes'll be burnin'.Mill Valley's hills and downtown are covered with eclectic ...

Mill Valley sits just north of the Golden Gate bridge.  Because of this location and easy commute, it is widely considered one of the most desirable towns to live in for those who work and play in San Francisco.  And there is lots to love.  Of course, the schools are great and there is very little crime.  In addition, it is home to a lovely downtown area with lots of shops, restaurants, services, and an old cinema sits right across the street from where I got married.  Muir Woods, Mount Tamalpais' hiking trails, and beaches are just minutes away, as is one the most gorgeous vistas of San Francisco.  Many of the homes in Mill Valley have views of water or mountains and sell generally between $800,000 to $2,000,000 (with exceptions on both sides).    If you would like more information abo...
