Short sales - pros and cons - 2012/2013       Good reasons for sellers to consider short sales.   1. Homeowners can avoid foreclosure with dignity.   2. Credit consequences are less severe with a short sale than a foreclosure. On credit reports it is reported as a "judgment satisfied" and it disappears from the credit report in two years.   3. Full reconveyance issued to seller, which means that the banks do not come after the seller for any loan shortfall.    4. Sellers can get out from under an upside down mortgage. Banks would rather short sale your home than take it back in foreclosure - 2012-2013       Over the past two to three years (2009-2012) the major banks have drastically changed their position on foreclosing on a home. Banks are all about profitability. They are public firms, traded on the major stock exchanges, and their charter is to make as much profit as they can.   Due to the overwhelming number of foreclosures to hit their systems the banks have finally figured out that it is much more profitable for them to have underwater sellers short sale their homes, rather than the bank to take them back in foreclosure. It's always interesting to compare the extremes of the market in any given month. Seeing those swings can certainly put some context to the median home prices, which are simply the mid-point of either end of the market for that month. 4623 Nicol Cmn #103 $84,500 (102K, 126K) Thisshort sale went pending in February, and closed in June. The sale price was considerably less than two properties of similar size (regular sales) that sold in March for $102,000 and $126,000. 1641 Call of the Wild $850,000. This property was originally priced at $899,000 and went pending in November of last year, but closed in June 2012. Another home in this same development with less square feet sold for $929,000 in May of this year. Both were regular sales.

Short sales and foreclosed properties are requested by buyers for most cities and Livermore is no different. Several years ago, they comprised between 60 and 70% of the market. The perception is that they are a better value, so buyers continue to ask about them specifically.
