We've seen a spread larger than this for a single month's sales, but here are the two extremes. 277 N. Livermore's market has really heated up (along with many in the East Bay and across the country). We have just barely a month's supply, but demand is very high. And remember, that demand in charts like these is measure in closed sales. Just talk to any buyer's out shopping and you'll hear that many are writing offers, but not winning the bids. The swings in the median home price in the townhome/condo market has everything tondo with what's available on the market for purchase.  This market segment is the least expensive and attracts many investor buyers. If larger units are avaiable, price swings higher. If not, then that is reflected as well. Many factors affect days on market in this category. - supply, health of HOA, % of allowable rental units, acceptance by FHA, number of homeowners in arrears on their HOAs. Seeing swings in market time is not unexpected. The measurement of demand is somewhat harder to gauge if supply is down. Would more people buy if supplyvwas there? Probably. The drop in January, with the uptick in February, followed by another drop in March is much more likely due to inventory availability than to price drops. Some of the other charts may give support to this opinion.  With multiple offers on so many properties, that is causing prices to hold steady and even rise in some of the lower price points. A nearly 20% decrease in days on market certainly illustrates the decline in inventory (see graph below). Not all price ranges have brisk activity but of those that do, many are going pending in just a few days, lowering the overall average. This graph can be a little misleading.
