Option One Mortgage was the lender that had both liens on the property that I had listed and successfully closed on April 15th, 2008. The buyers agent sent in an offer on February 28th, 2008 and a few other offer came in around the same time. This agent must have given his buyer the approximate  wait time for the process of a short sale like I told him because all of the other buyers were nowhere to be found. Fortunately Option One was the easiest bank I've had to deal with in regards to an approval, and they didn't ask for a promissory note or delay with a second or 3rd appraisal or BPO. Not once did I physically speak to the assigned negotiator he emailed me the approval, and gave us a closing date of April 25th , 2008.  For the agents not showing short sales to your buyers you might ...

This is my first in a series of Neighborhood Spotlights- designed to inform people about the Bay Area and its diverse cities and neighborhoods. The Mission/South Fremont Neighborhood in Fremont is a very wonderful place to live. The schools are some of the best in the Bay area, there are plenty of parks and recreation activities and the neighborhoods in this area are both beautiful and quiet. Contrary to the real estate trends in other parts of Fremont, home prices remain high with a steady stream of very interested and well qualified buyers. Market Info: Currently, there are roughly 20 active properties in the Mission/Warm Springs/Weibel neighborhoods, with home prices ranging from $3,999,888 to $610,000 on the low side. The Median average is: $983,000 with an average of 44 days on mar...

So far there are 20 properties scheduled for tour tomorrow. Of those the following look interesting. 42931 Corte Habana, Fremont asking $595,000.it's a two-story townhouse, with 3 bedrroms and 1 bath at 1242 sqft. This is the lowest entry point home into the Mission San Jose High School area in Fremont. It's close to hwy 680 and Mission Blvd. You could walk to the old Mission San Jose or Ohlone College. Next up to visit would be 38536 Knute Ct, Fremont asking $790,888.It's associated with the Parkmont Elementary school, which I know for the incoming kindergarten school has a wait list of about 31 already, so buyers need to be sure to call the school to determine number of open slots for the grades their kids are in. Finally there's  41914 Via San Carlos, Fremont asking 995,0003bedroom 2...

ResMae is the 3rd major Subprime lender to go bankrupt in the last 2 months. Not only will it's investors lose a lot of money, but its impact on communities I believe will be concentracted to poorer communities, outlying communities, hispanic and african-american communities, non-english speaking communities. Places like: Stockton, Fresno, Tracy, San Leandro, certain neighborhoods of Hayward, Union City and Newark. Fremont should generally see little impact in its neighborhoods with high performing school, but some areas around poorer performing schools may be impacted. Some of the vicitms will be little old ladies or retires, as well as first time home buyers. Often times I see people put in subprime loans even though they would qualify for an "A-Paper Loan" simply because the loan off...

Is the bay area market peaked?  What does the next year hold?  Well isn't it true: when market gets tough, the investors keep going?  Will you be missing out on the forclosure sales, short sales and many other opportunities that pose themselves in this market.   Creative financing strategies will be at work and we will be there with our clients to identify the opportunities, execute the opportunities and manage the properties.  The upcoming seminar on the November 11, 2006 is already full and with the popular demand, we expect to have a followup.

I don’t understand some people.  They ask for my opinion on a real estate matter, but then when it isdifferent from what they were expecting they don’t seem to listen or consider what I’m telling them.  Whydo they bother asking?    They come into an open house:  Buyer: “So, how’s the market now?  It’s going down, right?”Agent: ”Well, actually it’s what I like to call a balanced market.”Buyer: ”Oh?”      Agent: ”Yes.  Sellers are now seeing market times of 2-3 months with one or two offers and it’s sold.  Unlike last year where you would have multiple offers almost before you put it on the market.”Buyer: ”Umm.”Agent: ”So, the number of sellers and buyers is about even.  It’s a balanced market with low appreciation.  We can sustain this type of market for a long time.”Buyer: ”Yeah,...
